About the Position :
We are seeking an experienced Sr. Project Superintendent for commercial ground-up and tenant-improvement work in Southern California. Occasional travel may be required for projects out of state. The candidate must be a positive, self-motivated individual with a minimum of 10 years of commercial construction experience with an emphasis in interior tenant buildout and ground-up commercial construction. Medical office building and OSHPD experience is a plus. Key requisite is a proven on-site construction management skill set and ability to undertake and manage projects, personnel and subcontractors though cradle to grave efforts.
Timing : Immediate
The qualified applicant shall demonstrate the following :
- Manages all functions of the construction job site as it relates to building quality
- Supervise construction from start through closing while maximizing profits and maintaining excellence
- Ability to understand the complexities of the overall project schedule and coordinate the construction activities to ensure an on-time delivery of the project
- Responsible for managing the day-to-day construction related aspects of a project, and the direction of oversight of all subcontractors
- Ensures quality assurance and customer satisfaction are maintained throughout the construction process
- Ensures that projects are built according to approved plans, specifications, shop drawings, and applicable building codes and that quality standards are maintained
- Monitor project and site cleanliness and hold subcontractors responsible for daily clean-up
- Schedule and monitor subcontractors during the entire construction process from start to closing
- Interpret and explain plans and contract terms to subcontractors if necessary
- Working knowledge of reading and understanding blueprints and specifications
- Proficiency in Outlook, Word, Excel & Microsoft Project
- Review subcontractor submittals for accuracy and conformance to plans and specifications
- Ability to build and maintain a construction schedule
- Demonstrate an ability to deliver projects on time and under budget
- Must have excellent verbal and written communication skills
- Demonstrate a general understanding in all building systems
- Ability to effectively direct subcontractors on a daily basis
- Plan, organize, and direct on-site activities
- Take actions to deal with the result of delays, bad weather, or emergencies at construction site
- Ensure that construction activities move according to predetermined schedule
- Communicate effectively with the sub-contractors responsible for completing various phases of the project
- Maintain daily documentation as required by the superintendent including such clerical tasks including but not limited to daily reports, schedule updates, punch lists, inspection lists, safety documentation and subcontractor correction notices
- Monitor the progress of the construction activities on a regular basis and hold regular status meetings. Report both positive and potential issues to senior management.
- Maintain a safe work site by implementing good housekeeping regulations and safety requirements, enforcing safe work habits and observing OSHA and any state-level agencies’ regulations
- Conduct job site toolbox safety meetings with staff and subcontractors
- Maintain OSHA required documents, safety manuals and MSDS workbooks
- Manage the installation and maintenance of SWPPP for the construction site
- Identify the elements of project design and construction likely to give rise to disputes and claims
- Drives the permit and inspection sign-off process on a timely basis
