Property Maintenance Technician/Manager

• Perform routine inspections of properties to identify maintenance needs.
• Conduct repairs and maintenance tasks such as plumbing, electrical, and HVAC.
• Respond to maintenance requests from tenants and property managers promptly.
• Maintain accurate records of all maintenance activities and repairs.
• Ensure compliance with safety regulations and building codes.
• Coordinate with external contractors for specialized repairs and services.
• Monitor and maintain inventory of maintenance supplies and equipment.
• Perform preventive maintenance to avoid costly repairs in the future.
• Assist in the preparation of properties for new tenants.
• Provide excellent customer service to tenants and address their concerns.
• Troubleshoot and resolve maintenance issues efficiently.
• Maintain cleanliness and organization of maintenance areas.
• Participate in on-call rotation for emergency maintenance requests.
• Inspect and maintain common areas, including landscaping and parking lots.
• Ensure all maintenance tools and equipment are in good working condition.
• Assist in the development and implementation of maintenance policies and procedures.
• Collaborate with property managers to plan and execute maintenance projects.
• Provide training and guidance to junior maintenance staff.
• Stay updated on industry trends and best practices in property maintenance.
• Perform other duties as assigned by the property management team.

Requirements

• High school diploma or equivalent; technical training or certification is a plus.
• Proven experience as a Property Maintenance Technician or similar role.
• Strong knowledge of plumbing, electrical, HVAC, and general repair techniques.
• Ability to read and interpret technical manuals and blueprints.
• Excellent problem-solving skills and attention to detail.
• Strong communication and interpersonal skills.
• Ability to work independently and as part of a team.
• Proficiency in using maintenance tools and equipment.
• Valid driver's license and reliable transportation.
• Physical ability to perform manual labor, including lifting and climbing.
• Familiarity with safety regulations and building codes.
• Basic computer skills for record-keeping and communication.
• Ability to manage multiple tasks and prioritize effectively.
• Strong organizational skills and ability to maintain accurate records.
• Willingness to participate in on-call rotation for emergency maintenance.

Job Type: Full-time

Pay: $22.00 - $30.00 per hour
