JOB SUMMARY

The Chief Engineer is responsible for all daily maintenance operations and tasks required for Gateway 737, a brand-new, 940-bedroom high-rise student housing project located in Columbia, SC. The Chief Engineer will assist in hiring and be responsible for training and managing a team of building engineers who will support Gateway 737 and work closely with the property management team.

IDEAL CANDIDATE

Also, please note that the ideal candidate will be required to arrange personal reference calls with former supervisors as well as others we may choose as part of the interview process.

DESIRED QUALIFICATIONS

The ideal candidate will have 3-5 years of experience as a supervisor and 5-10 years of building maintenance experience in student housing, residential, or commercial settings. The ideal candidate should also have experience working closely with outside HVAC, elevator, generator, landscaping, and plumbing contractors.

C.F.C certification is required.

In addition to technical expertise, the ideal candidate should be tech-savvy and possess excellent organizational, communication, and computer skills. This includes :

  • proficiency in Microsoft Excel for creating and managing budgets;
  • experience with computerized work order systems;
  • comfort using computer-based HVAC and other building system controls; and
  • professional email communication skills.

PRIMARY RESPONSIBILITIES AND METRICS / ACCOUNTABILITIES

Responsibilities

  • Daily oversight of all building maintenance matters, including responding to all work order requests, general maintenance, and preventative maintenance.
  • Daily and close coordination of all building maintenance matters with the onsite property management team.
  • Specific general tasks handled by the building maintenance team include all light maintenance matters such as changing light bulbs / ballasts, pool maintenance, light plumbing work, painting, and other routine items.
  • Specific HVAC tasks handled by the building maintenance team include oversight of HVAC controls and in-house preventative maintenance such as filter changes, belt replacements, and coil cleaning.
  • Setting up vendor services and negotiating pricing.
  • Track maintenance costs against annual property budget.
  • Manage “turn” scheduling and “turn” vendors to ensure efficient turn of building at the end of each lease year.
