What are the responsibilities and job description for the Land Acquisition Analyst position at HOLIBUIL?

The Land Analyst supports the organization’s mission to provide superior quality, lasting value, and outstanding customer service through the day-to-day workflow processes that affect Holiday Builders. The Land Acquisition Analyst will identify land for acquisition and residential construction and manage all duties that involve the purchase and tracking of land acquisitions within a specific region.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Locates land/lots suitable for acquisition by conducting the necessary market research and due diligence.
2. Institutes strategies for expanding and developing relationships with Land Developers, Realtors, Land Investor/Sellers, etc.
3. Maintains and sustains appropriate inventory level/pipeline of buildable lots.
4. Reviews lot contracts, comprehending clauses, and enters needed seller and lot information for lots to be purchased.
5. Establishes and maintains appropriate operating and acquisition budgets for their assigned territory as related to lot improvements and negotiating accordingly.
6. Prepares appropriate market analysis enters contract negotiations for land purchases.
7. Determines and maintains an understanding of current land values within the Company’s specific markets.
8. Maintains database of current and future land/lot inventories.
9. Coordinates all reviews and feasibility studies via consultants (surveyors, septic services/requirements, well placements, and governmental permitting officials when necessary, regarding any other regulations that determine home-site suitability for the Company’s home building needs and requirements.
10. Ensures site inspections, evaluations and lot closings are done per schedule.
11. Partners with HB Title and outside title companies to track lot purchases for the company.
12. Communicates with listing agents and sellers to assist with the title company to coordinate lot closings or extensions and all matters relating to a successful closing.
QUALIFICATIONS
Education/experience
Associate degree in business administration, civil engineering, real estate, or equivalent.
Minimum 3 years directly related experience in land acquisition.
Skills/Abilities
- Strong inter-personal, customer service and negotiation skills
- Interact and communicate with individuals at all levels of the organization and external contacts requiring excellent verbal and written communication skills.
- Understanding and proven ability to negotiate contracts and adequately address legal, zoning and development documents.
- Ability to read, analyze, and interpret real estate contracts, land purchasing and property management activities.
- Make decisions and resolve problems efficiently and effectively.
- Proficiency in Microsoft Office, including spreadsheet, database, and project scheduling programs.
- Handle sensitive and confidential information.
- Gather and summarize data for reports, find solutions to various administrative problems, prioritize work, and meet deadlines.
- Maintain attention to detail and follow through.
- Dependable vehicle, valid driver's license, and minimum required auto insurance
