A DAY IN THE LIFE
We are seeking an experienced and detail-oriented Estimator to join our team, focusing on remediation, remodeling, and maintenance projects for short-term rental properties. The Estimator will be responsible for assessing the scope of work, estimating project costs, and ensuring the successful completion of projects within budget and on schedule. This role is ideal for someone who is experienced in the construction, remediation, and renovation industries and is familiar with the unique demands of the short-term rental market.
Duties and Responsibilities
- Assessment & Analysis:
- Conduct property assessments for remediation, remodeling, or maintenance needs in short-term rental properties.
- Review blueprints, specifications, and detailed plans to determine scope and costs for the necessary work.
- Identify and assess potential risks or challenges that could impact project timelines or budgets.
- Develop accurate cost estimates for remediation, remodeling, and maintenance projects, taking into consideration materials, labor, permits, and other associated costs.
- Provide detailed written cost breakdowns, including a clear explanation of each element of the estimate.
- Ensure estimates are competitive while maintaining high standards of quality and compliance with relevant regulations.
- Work closely with project managers, contractors, and clients (short-term rental owners) to ensure clear communication of project expectations, timelines, and costs.
- Provide regular updates to property owners on the status of estimates and project progress.
- Offer expert advice and recommendations on the most cost-effective and efficient solutions for remediation, remodeling, or maintenance issues.
- Assist in managing the procurement of materials, labor, and other resources needed to complete projects.
- Monitor costs during the project to ensure adherence to the initial estimate.
- Help resolve any issues that arise during project implementation, ensuring a smooth and successful outcome.
- Ensure all estimates comply with local building codes, safety standards, and regulations specific to short-term rental properties.
- Maintain high standards for craftsmanship, ensuring all projects meet or exceed expectations for both property owners and guests.
- Keep detailed records of all estimates, changes in project scope, and adjustments to pricing.
- Provide post-project reports to property owners detailing final costs and any lessons learned for future work.

- A flexible work schedule may be required to accommodate client needs or project timelines.
Qualifications/ Requirements
- Proven experience as an Estimator or in a similar role within the construction, remediation, or remodeling industries.
- Knowledge of short-term rental property management and its unique maintenance and remodeling requirements.
- Strong understanding of construction costs, materials, labor rates, and project management processes.
- Excellent analytical skills with attention to detail.
- Ability to communicate clearly and professionally with clients, contractors, and vendors.
- Familiarity with local regulations and codes for residential and short-term rental properties.
- Strong organizational and time management skills.
- Proficiency in estimation software (Xactimate), spreadsheets, and other project management tools.
- Experience working with short-term rental property owners or property management companies.
- Certification or training in construction management, estimating, or related fields.
- Familiarity with Airbnb, VRBO, or other short-term rental platforms.
Physical Requirements
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift up to 15 pounds at times.
