The Building Maintenance Manager is a full-time position that is responsible for making sure that buildings and their services meet the needs of the people that work in them. This role manages projects within scope, schedule, and budgets. The Building Maintenance Manager sets goals for their employees and determines what actions need to take place to execute the set goals. They organize and divide tasks into activities that can be accomplished by team members. They will be responsible for inspecting, maintaining, and repairing mechanical, electrical, plumbing, and HVAC systems to ensure optimal operating results. This role monitors all processes while remaining in compliance with local, state, and federal regulations.  


Maintenance Technicians are also eligible for our skill-based pay program! This compensation program allows our Part & Full-Time Maintenance Team to increase their rate of pay by developing their knowledge and skills at our parks through the completion of certifications and cross-training in other departments.

Safety and Environmental Performance:

  • Lead the safety effort by personal example
  • Adhere to SOPs and other work procedures as required to assist employees and assure Guest satisfaction 
  • Use and maintain Holiday World & Splashin’ Safari’s equipment and property in the appropriate manner
  • Always follow instructions of posted safety signs and warnings to ensure your personal well-being
  • Immediately report all injuries to your direct supervisor, management on duty, or the Full-Time Safety Team 
  • “Safety First” is not just a slogan – it must be our #1 priority!

Work Requirements

  • Lead team to ensure an effective and efficient preventative maintenance program is in place for all company buildings, refrigeration equipment, heating & cooling systems, and food & beverage equipment by developing and following an annual schedule/plan
  • Develop and maintain life cycle management for all HVAC and foods equipment
  • Manage an effective response when there is an urgent need for an equipment failure
  • Evaluate quotes from vendors for repairs and projects and select effective and economic solutions
  • Work with other departments and schedule work accordingly as needed
  • Monitor, prioritize, and respond to Mobaro tickets assigned to department
  • Assist in creating department’s annual budget
  • Supervise Building Maintenance team including:
    • Enforce all safety rules 
    • Enforce company policies
    • Schedule employees based on workload and budget 
    • Evaluate work performance and coach employees as needed
    • Identify skills gaps and work with Director to develop plan for additional training
    • Enforce Holiday World & Splashin’ Safari standards, such as uniform and appearance standards
  • Participate in recruiting, interviewing, hiring, and training Building Maintenance staff
  • Practice safe work skills that comply with policies, regulations, and procedures
  • Report to work as scheduled, including holidays, weekends, evenings, and overtime
  • Learn new tasks and skills at the parks and attend company-sponsored training off-site
  • Document repair and maintenance activities
  • Other duties as assigned

Qualifications

  • High school diploma or GED, associate degree is preferred
  • 3-5 years of prior management experience preferred
  • 3-5 year of general construction experience
  • Theme Park management is preferred 
  • Have an understanding of fire protection systems and how they work
  • Have knowledge of electrical usage and layout in the park
  • Have knowledge of HVAC systems and plumbing systems and how they function.
  • Ability to make good decisions on repairs in time sensitive occurrences.
  • Ability to wear required PPE
  • Ability to use hand and power tools
  • Ability to use math to perform work using scaled drawings and use survey instruments
  • Ability to climb stairs and ladders, crawl, kneel, bend, stoop, and reach high and low
  • Ability to climb structures to inspect, maintain, and repair
  • Ability to troubleshoot and repair various mechanical, electrical, and plumbing systems
  • Ability to read and write in the English language
  • Ability to work at heights 175 feet above ground
  • Ability to work in sunny, hot, cold, windy, rainy, and noisy environments
  • Valid driver’s license
  • Acceptable pre-employment drug screen and background check
