Description

The Lead Engineer supports this mission by working closely with all maintenance engineers and property managers on the upkeep of their buildings which includes, HVAC, Energy Management Systems, roof and capital expenditures, incident reports, contracts, etc.
Essential Duties and Responsibilities include but are not limited to the following:
- Building Systems / Equipment Operations
- Primary contact for all equipment operations and maintenance matters for an assigned portfolio.
- Maintains life safety, environmental and emergency procedures, and programs per local codes; ensures property is in compliance with local, federal, and state building, safety and environmental policies, including OSHA policies and regulations and asbestos operations and maintenance programs.
- Provide oversight and assist as required with the service, repair, and maintenance to ensure the condition of all building systems and equipment; preserve the value of the property and to minimize downtime.
- Develop, implement, and maintain an effective preventive and predictive maintenance program for task scheduling, routines, and performance. Program to include procedures for annual, semi-annual, quarterly, monthly, and other scheduled maintenance as provided by the manufacturers recommendations and/or industry best practices.
- Conduct regular inspections of building systems and equipment; identify and resolve issues.
- Capital and Operating Expense Project Management
- Assist Director of Engineering, Director of Property Management and Property Manager to plan, forecast, schedule, and manage all necessary major CapEx and OpEx repairs and improvements for the assigned portfolio. This includes, assisting with budget development, handling the bidding process, and responsible for overall project management.
- Handle any special projects, reports and assignments as requested.
- Assist Director of Property Management in implementation of client and/or regional initiatives. Provide management and leadership for continuous improvement efforts; develop best practice initiatives for sharing locally and nationally.
Engineering Staff Management

- Provide day-to-day monitoring and supervision of vendors, day porters and junior engineers daily activities.
- Assist Director of Engineering and Director of Property Management with engineering staff resources to include: hiring recommendations, training and development, and assist with conducting and /or monitoring performance and evaluations.
- Be available for coverage or after-hours emergencies at managed properties as needed.
- Conduct and monitor daily property tours. Such tours should pay particular attention to but are not limited to:
- Quality of landscaping and sprinkler systems.
- Quality of elevator operations and appearance.
- Parking areas.
- General public area appearance.
- Proper condition of all rest rooms.
- Proper functioning and appearance of all mechanical equipment.
- Proper functioning and appearance of all electrical and backup systems
- Overall exterior and interior appearance.
- Client and Tenant Relationship Management
- Ensure ongoing client and tenant relations.
- Inform the property manager or owner's representative as quickly as possible of unusual problems and discuss courses of action.
- Make certain new tenants are welcomed and initiate good tenant relations.
- Assist property manager with communicating and promoting the annual Kingsley survey to tenants.
- Respond to all emergency situations quickly (fire, evacuation, equipment failure etc.) and client concerns
Qualifications
Qualifications:
- Bachelors degree and licensed mechanical engineer with progressive field experience preferred.
- A background working with a mechanical contractor would be considered a plus.
- Requires excellent interpersonal communication skills as they will be dealing with senior level clients, property managers and field engineers
- Record of producing results in their prior work experience and good project management skills.
- Computer skills (Word, Excel, Outlook, ZOOM, Skype, MS Teams)
- Proficient with Smartsheet and other electronic data compilation sheets
- Valid drivers license

Compensation:
The Lead Engineer compensation will be based on experience and qualifications. This range is subject to local, state, and regional dynamics and may be adjusted up or down depending on market conditions.
Physical Demands:
- Individual must be able to climb on roof tops while inspecting roofs and HVAC equipment
- Must be able to walk long distances as doing walking buildings with engineers can cover several buildings
Supervisory Responsibility:
- This position may guide the work, coach, and mentor Building Maintenance Engineers in their assigned region/portfolio
Travel Requirements:
- Up to 50%, in-state and region outside home state as required
Promotional Opportunity:
Associates with more than twelve (12) months of service may request consideration to transfer to other jobs as vacancies become available and will be considered along with other applicants. To be considered, Associates must have a satisfactory performance record and have no disciplinary actions during the last twelve (12) months. Management retains the discretion to make exceptions to the policy.
