JOB SUMMARY
Salary range : $90,000 - $110,000 annually, plus bonus potential.
Holland is seeking a service-oriented, senior professional to help lead our hardworking Property Maintenance team at our beautiful, multi-building community, The Villas at Beardslee in Bothell, Washington. The following functions are typically that of a Senior Maintenance Manager, however should the Senior Maintenance Manager need assistance with any of the below functions, the Assistant Maintenance Manager should provide support.
ESSENTIAL JOB FUNCTIONS
- Primarily responsible for the direct management of the on-site maintenance staff including but not limited to hiring, firing, status changes, task assignment, performance reviews, goal setting, disciplinary actions, scheduling, etc.
- Oversee the maintenance department of the property including but not limited to areas of unit-turn, inspection, maintenance and repair.
- Ensure that the physical condition of the property is maintained according to company operating and safety standards. Ensure that service requests and repairs are made correctly and in a timely manner.
- Perform general maintenance repair tasks without endangering oneself, residents or fellow employees.
- Organize and prioritize service requests and general maintenance tasks and provide technical and project direction to the maintenance team.
- Oversee turn-key operation. Ensure that vacant units are made rent-ready in timely manner. Perform turn-key work as required. Ensure all make-readies are inspected.
- Schedule and supervise other maintenance staff as well as the work performed by outside contractors.
- Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required, using a standard purchase order system and proper bidding procedures.
- Prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
- Maintain a preventative maintenance program that minimizes emergency repairs and service requests.
- Adhere to the company's safety programs. Policies and procedures. Maintain the hazard communications program. Teach and promote sage work practices among on-site staff.
- Promote and participate in company-sponsored training programs and ensure subordinate associates participate in all training classes within required time frame.
- Maintains a positive relationship with all Administrative and Maintenance staff to ensure excellent inside customer service, teamwork and accountability.
- Hire, develop and manage on-site maintenance staff. Ensure staff is motivated, functions as an effective team and provides superior level of customer service. Responsible for department personnel management functions.
- Work with Property Manager to develop property budgets, marketing plans and reforecast.
- Handle all maintenance-related resident problems.
- Coordinate compliance with local, state and federal building codes, MSDS, OSHA, EPA regulations and fire codes.
- May be asked to mentor one or more Maintenance Manager at other properties within the applicable region.
- Perform all other duties as directed by the Property Manager, and assist the overall team effort in any way possible.
- Perform QMR on up to eight sites per quarter.
- Assist MM / RM is bid process / review when requested.
- Assist with Cap Ex projects with requested.
- Assist with organization of ancillary projects (i.e. UBU annual inspections, lender inspections, due diligence, etc.).
JOB REQUIRMENTS
Education : High school diploma or equivalent is required. A college degree in related coursework or equivalent years' experience strongly preferred.
Experience : Minimum of four to five years previous experience in property management maintenance, other building maintenance or related trade. Older properties (5 years) may also require previous renovation experience. Minimum of one-year previous supervisory experience is required.

Attendance : Position requires ability to work any of the seven days of the week, 52 weeks of the year. Due to property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours plus any other hours necessary to complete the job. Position requires the ability to serve on-call, as scheduled or necessary.
