The Accounting Director oversees the financial operations of the organization, ensuring accuracy, compliance, and efficiency in all accounting functions. For a property management company, this includes managing property owner accounts, tenant billing, vendor payments, and maintenance expense tracking while ensuring compliance with relevant regulations. This role combines strategic leadership with operational expertise to maintain financial integrity, drive process improvements, and support the company’s goals. The Accounting Director leads the accounting team, fosters collaboration across departments, and provides actionable financial insights to guide decision-making, ensuring seamless support for property management operations and client satisfaction.

Skills and Qualifications:

  • Strong knowledge of accounting principles, financial reporting, and budget management.
  • Proven leadership experience, including team management and mentoring.
  • Familiarity with property management accounting (escrow/trust accounts, tenant billing, vendor payments) preferred.
  • Proficiency with accounting software (e.g., QuickBooks, AppFolio) and advanced Excel skills.
  • Excellent communication skills with the ability to collaborate across departments and present financial insights.
  • Analytical mindset with strong problem-solving and decision-making abilities.
  • Knowledge of tax regulations, accounting standards, and internal controls.
  • Bachelor’s degree in accounting, finance, or related field or equivalent experience.
  • 5-7 years of accounting experience, including at least 3 years in a leadership role.


Responsibilities:

Property Management Specific Accounting

  • Oversee the preparation of all necessary financial statements, and ensure that all financial reporting is accurate and timely.
    • Work with REA for Trust Account Reconciliations (Holland Rents Trust, Holland Security Deposit Trust), Diagnostic Corrections, and Owner Statements.
    • Internally, prepare OREA Compliance Report.
  • Manage the processing of all accounts payables and receivables. Work with your team to ensure accuracy and completeness.
  • Analyze financial data for patterns, trends, and anomalies, and recommend corrective action as necessary.
  • Run Monthly and Quarterly audits to ensure accounting-related processes and fees are being charged appropriately.
  • Provide regular and accurate accounting reporting to property owners by the 15th of each month.
  • Provide training and updates on property owner accounting policies to outside departments. 
  • Communicate with Pods and property owners about accounting practices, owner statements, and resolving complex questions. 
  • Ensure the website and external resources reflect current policies and procedures
  • Be a secondary point of contact for refunds, credits, or concessions to owners and/or tenants.
  • Monitor and supervise Utility Billing Process, Second Nature, Eviction Protection, and Related transactions to ensure accuracy and timely updates.
  • Provide financial records and documentation as necessary for legal cases.
  • Security Deposit Compliance and Offboarding Properties: Ensure the Pods complete all necessary work and investigate before accounting takes over final accounting.
  • A proactive approach to new accounting scenarios and needs of the business as Holland Properties grows. 
    • Any other responsibilities that are assigned as needed.


Operations Specific Accounting

  • Oversee the preparation of all necessary financial statements, and ensure that all financial reporting is accurate by the 15th of each month.
    • Landsby, Holland Operations, HP Mexico, and Profit Share Account.
  • Manage the processing of all accounts payables and receivables. Work with your team to ensure accuracy and completeness.
  • Process Bank Reconciliations for all Operations Accounts by the 10th of each month.
  • Analyze financial data for patterns, trends, and anomalies, and recommend corrective action as necessary.
  • Maintain, develop, and implement financial policies and procedures to ensure compliance with all applicable laws and regulations.
  • Prepare and review monthly, quarterly, and annual financial reports. Meetings will be held with the Shareholders of Holland Properties regularly.
  • Supervise and mentor accounting staff. Provide annual or ongoing training and certifications.
  • Manage payroll processes and accurate reporting to all institutions. Work congruently with HR to verify benefit enrollment and verification of reimbursements.
  • Maintain, document, and provide company updates for Quarterly Employee Profit Share Bonuses.
  • When Accounting Team Members are on leave, the Accounting Director is responsible for overseeing and ensuring the completion of essential tasks and assignments to maintain uninterrupted business operations.
  • Ensure the drop box and mailbox are checked daily by reception for checks, bills, and other important documents. 
  • Ensure record keeping and file organization are maintained for accounting, in shared Google Drive and physical documents.
  • Ensure proper disposal of sensitive information and documentation.
  • A proactive approach to new accounting scenarios and needs of the business as Holland Properties grows. 
    • Any other responsibilities that are assigned as needed.


Benefits:

  • Paid Time Off (Accrual) - Sick and Vacation are combined.
    • Accrual starts on the 1st day of employment, available to use after 90 days.
    • Year 1-4 of employment: PTO accrued at 3 weeks annually
    • Year 5-6 of employment: PTO accrued at 4 weeks annually
    • Year 7 of employment: PTO accrued at 5 weeks annually
  • Paid Time in Birthday Month – 8 Hours
  • Paid Volunteer Time – 8 Hours Annually
  • Unpaid Time Off: 40 hours annually, does not rollover.
  • Cell-Phone Reimbursement: $15.38/paycheck
  • Review Bonus - $40.00 earned for every 5-Star Google Review, disbursed on paychecks.
  • Year End Holiday Bonus - Disbursed December annually
  • Quarterly Profit Share Bonus 
    • Profit Share Bonus Calculated by: 50% KPI, 25% Tenure, 25% Salary
  • HealthCare Dental (75% Company/25% Employee) offered after 90 days of employment
  • 401(k) with company match of 4% offered after 90 days of employment
