Holmes Corner is a newly-built, 96-Unit apartment community in the heart of Cheyenne, WY. We are seeking a skilled and reliable Maintenance Technician to join our team.
About the Role:
The Maintenance Tech is responsible for ensuring the overall cleanliness, maintenance, and repair of the apartment complex. This role involves performing routine preventative maintenance tasks, responding to tenant maintenance requests, and keeping the property in excellent condition to provide a safe, clean, and well-maintained environment for residents.
What You'll Do:
General Maintenance & Repairs:
- Perform routine maintenance, diagnostics, and repairs across the property, including plumbing, electrical, HVAC, carpentry, and appliance repair.
- Respond promptly and efficiently to resident maintenance requests.
- Complete unit turnover repairs for move-ins and move-outs
- Conduct semi-annual inspections of the unit, replacing filters to maintain optimal performance and air quality.
- Conduct regular property inspections to proactively identify and address maintenance needs.
- Maintain and repair common areas (hallways, lobbies, stairwells, recreational areas).
- Ensure all building systems and equipment are functioning correctly and meet safety standards.
- Coordinate with external contractors for specialized repairs as needed.
Property Upkeep & Aesthetics:
- Perform general cleaning tasks in common areas, including sweeping, mopping, vacuuming, dusting, and trash/pet waste removal.
- Maintain the exterior of the property, including walkways, parking lots, and landscaping.
- Replenish supplies in common areas.
- Monitor and maintain inventory of cleaning supplies and equipment.
- Power wash exterior surfaces and clean light fixtures.
- Perform full move-out cleanings according to established checklists.
- Maintain lawns, plants, trees, and rock areas, including weeding, spreading weed killer, and using property equipment (push mower, riding mower, weed wacker, blower).
- Keep drainage areas maintained.
- Ensure the health of plants and trees, replacing them as needed.
Snow Removal (Seasonal):
- Clear snow off sidewalks and apply ice melt throughout the property.
- Maintain clear access to handicapped parking spaces and van loading areas.
- Preferred: Experience operating a plow for parking lot snow removal. (Opportunity to use property-provided plow.)
Required Qualifications:
- Proven experience in maintenance and repair, preferably in a residential setting.
- Strong working knowledge of plumbing, electrical, HVAC, and general building maintenance principles.
- Proficiency in using hand and power tools.
- Ability to perform physical labor, including lifting heavy objects, working at heights, and standing for extended periods.
- Ability to work both indoors and outdoors in various weather conditions.
- Excellent problem-solving skills and attention to detail.
- Excellent communication and interpersonal skills, with the ability to keep supervisors, tenants, and vendors updated on work progress and other relevant information.
- Must have a valid Class C driver's license and reliable transportation (pickup truck or similar preferred, but not required) to pick up supplies from local stores as needed.
- Must be available for on-call duties and emergency response outside of regular working hours.
- Ability to take specific instructions and incorporate them into daily tasks.
Preferred Qualifications:
- High school diploma or equivalent.
- Experience with snow plow operation.
- Any relevant certifications (e.g., HVAC, electrical) are a plus.
