The Assistant Superintendent (MEP) is responsible for the daily management, supervision, coordination and successful completion of construction projects to meet time and cost objectives with respect to MEP specific sub trades and vendors (i.e. Mechanical, Electrical, Plumbing, Fire Protection, Controls, Process Systems, and Low Voltage). The Assistant Superintendent (MEP) is capable of simultaneously managing or supporting multiple less complex MEP projects or assisting complex MEP projectsgenerally between $10 and $500 million.
E SSENTIAL J OB F UNCTIONS , D UTIES AND R ESPONSIBILITIES
The following statements are intended to describe the general nature and level of work being performed by individuals assigned to this position. They are not intended to be an exhaustive list of all duties, responsibilities and skills required of personnel so classified .
- Assist Preconstruction, Project Management and Superintendent to develop an initial project schedule and communicate sequence and schedule updates to all subcontractors and vendors.
- Assist in developing, maintaining, and enforcing a project site logistics and temporary facilities plan.
- Assist in developing, implementing, maintaining and enforcing a project site specific safety program in accordance with Policies andProcesses, OSHA requirements, local, state and federal laws to include all subcontractors.
- Actively participate to assist and / or lead post-bid, buyout, Owner / Architect / Contractor, coordination, lead team, subcontractor, staff, scheduling and post-mortem meetings.
- Assist in developing, implementing, maintaining and enforcing a project specific quality assurance and workmanship program to include all subcontractors.
- Assist in managing OSHA site visits.
- Obtain and install standardized project signage from Corporate Marketing and other required identification material.
- In coordination with the Project Manager and Superintendent develop general conditions budget, and through labor cost reporting manage and control the budget.
- Perform and monitor all jobsite control reporting measures including daily reports, quantity reporting, accident and incident reports and timesheets.
- Possess working knowledge of all project plans, specifications, contract with Owner, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project related documents, and maintain a complete and accurate set of as-builts.
- Review and provide feedback on all purchase orders and subcontracts.
- Coordinate and manage all material deliveries, subcontracts and self-perform work.
- Perform a qualitative review of all contract documents for potential conflicts or interpretation issues to mitigate risk.
- Assist in ensuring a timely project completion through project scheduling, expediting of material deliveries and the management ofmaterial and document submittals / approvals.
- Responsible for the layout and field engineering in accordance with all project requirements.
- Ensure that all requirements of insurance, safety, labor relations and Equal Employment Opportunity are met.
- Inspect the jobsite including climbing ladders, cluttered areas, working in bad weather, hazardous areas, dark conditions, etc. to view the progress of construction.
- Understand trade contractors means and methods in accordance with project contract documents.
- Coordinate daily construction activities within existing operating facilities.
- Assist Project Manager in reviewing, approving, and coding subcontractor, vendor payment applications and miscellaneous invoices.
- Maintain a set of plans and contract documents that contains all the current contract changes and clarifications.
- Develop and execute a plan for monitoring and completing punch list Coordinate all required field inspections.
- Actively participates on internal team(s) that focus on continuous improvement of the business.
- Promote the growth and development of client, subcontractor and vendor.
- Identify new work opportunities and inform Sales and Marketing of potential projects with current clients.
