Position Summary
The property maintenance specialist, under the direction of the facilities supervisor, is responsible for the general repair, cleaning and upkeep of all properties under management by Holyoke Property Management. Following all safety and legal regulations, the technician will perform work orders as needed or assigned.
This position will be periodically on-call and may require a response after regular business hours in cases of emergencies. On-call shifts will be scheduled by the senior property manager.
The maintenance specialist should always maintain a professional manner. In this position, both the principals and clients of Holyoke Property Management may share information that will be expected to be kept confidential. Furthermore, operating practices, forms, and other senstivie employment data of Holyoke Property Management are considered intellectual property and must not be shared with other property managers or other clients you may have.
The maintenance specialist will have access to keys to all our properties. These keys MUST be kept safely at all times. The senior property manager sets all security protocols which must be adhered to by all staff.
The maintenance specialist will need to use their own vehicle to get to job sites, pick up materials, and make deliveries to job sites. It is required that you maintain a reliable vehicle, insurance and a driver’s license.
The maintenance specialist may have a set of properties at which they are primarily assigned to perform. The maintenance specialist may also be required to secondarily assist with work orders at any other properties within the portfolio when necessary. These assignments may be subject to change when the needs of the portfolio require it as determined by the facility supervisor and/or senior property manager.
Role Responsibilities
- Inspects buildings, tenant units, grounds, and equipment for necessary repairs and general cleanliness. Documents and reports findings.
- Check system control panels and electrical panels to identify issues
- Maintain, service, clean and properly store equipment
- Reports to the facilities supervisor for all operational issues
- Handles necessary repairs and maintenance such as patching holes in walls, replacing bulbs, changing toilet flappers, installing ceiling tiles, making keys, etc.
- Complies with all company safety regulations.
- Works with a mobile/online work order system and keeps tasks/work orders updated
- Completes repair and maintenance requests in a timely fashion and according to schedule.
- Loads and unloads equipment and tools into vehicles if needed.
- Follows written and verbal instructions from the facilities supervisor and/or property manager.
- Collaborates with the full maintenance team and contractors as needed.
- Uses equipment, including power tools, hand tools, electric tools, and plumbing tools.
- Perform other related duties and activities as required
- Perform basic cleaning activities in common areas to keep property presentable
- Performs according to a full time, Monday through Friday shift schedule with weekend on-call coverage on a rotating basis.
Qualifications
- Handles the physical demands of the job, including standing, bending, pulling, pushing, climbing, and lifting at least 50 pounds.
- Ability to work both independently and with direct supervision
- Communicates effectively both written and orally and can follow direction
- Interpersonal or customer service skills for communicating with tenants and contractors
- General working knowledge of electrical, plumbing, lighting, and HVAC systems
- Additional trade skills helpful but not required
- Willingness to travel along the I-91 corridor from Greenfield to Springfield
Experience Requirements
- At least one year of building maintenance, construction, or related field is strongly preferred
- Must have a driver’s license, reliable and insured vehicle, and a clean driving record.
- High School Diploma or GED
Compensation and Benefits
- Starting Base Salary of $41,600 with reviews every six months.
