POSITION DESCRIPTION SUMMARY

The Warranty Department Manager is to do what is necessary to ensure all warranty schedules are met.

The Warranty Department Manager provides the leadership and expertise in formulating, developing and implementing new production strategies, in cooperation with the Field Superintendent and General Manager.

RESPONSIBILITIES and DUTIES

The responsibilities and duties of the Warranty Department Manager consist of, but are not limited, to the following:

  • Directs, oversees and schedules the production priorities of his/her assigned projects including preparation of Project Schedule.
  • Meets with client/owners or their representatives from "womb to tomb", meeting with them at pre-construction, framing, and final punch walk-throughs to generate punch lists.
  • Acts as a customer service AND builder's advocate and is well versed in building code as well as recognized industry standards.
  • Acts as a liaison between builder and customer.
  • Must be able to go "toe to toe" with customers as well as construction superintendents and enforce quality.
  • Continually reviews the quality of work and adherence to project schedules for all assigned job to prevent warranty requests from happening before it is too late to repair.
  • Ensures all project Documentation is filled out on time, correctly and properly filed.
  • Prepares and schedules the Warranty and Punch Lists for Sub Contractors. Controls budgeting for either sub contractors or subordinates.

POSITION QUALIFICATIONS

The Warranty Department Manager is to have at minimum five (5) years of supervisory experience in the construction industry acting as a project manager, job supervisor, superintendent, manager, or foreman. Must be a "jack of all trades" who can handle a variety of warranty issues.

Must have time management skills, interpersonal skills, technical ability, and management ability.

Must have the ability to establish goals and objectives while operating within the underlying principals of the company in spite of personality conflicts or individual personal concerns of employees; although common sense and appropriate compassion should prevail.

The Warranty Department Manager must be an individual who is capable of performing multi-task while maintaining a positive attitude. Able to provide adequate communication in order that tasks are completed on time and within budgeted cost. This individual must also be able to communicate with, understand, persuade and resolve Field Operations related problems.

Must provide all of their own tools necessary to perform the job.

License/Certification: Must have or be able to obtain a valid Michigan drivers license.

Must have or be able to obtain any required OSHA or First Aid Training certification(s).

  • Skills/Knowledge:
  • Must be able to read and understand contract documents, blue prints and specs.
  • Must have the ability to use computers efficiently to document warranty requests and keep information flowing from one department to another.
  • Possess the ability to determine material and labor requirements from specifications.
  • Must be able to write and speak English well enough to prepare reports and interact with clients, architects, sub contractors, engineers and corporate field personnel.
  • Must have a working knowledge of OSHA and First Aid related safety requirements for building construction job sites.
  • Must possess the ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Must know how to organize and establish schedules. Flexible enough to anticipate, make and coordinate any necessary changes, but experienced and skeptical enough to know when a change is not necessary and the job must be completed.
  • Must possess excellent interpersonal skills to interact with customers, suppliers, subcontractors and other employees.
  • Must know how to interpret all contract documents.
  • Must be able to read and follow directions. If you can do that and are interested in the position, be sure to submit your resume with the title, "I read the job description" at the top.
  • Must have the ability (under pressure) to concentrate, evaluate and assess current operational activities and adjust as necessary. Also have the ability to recall past instructions and activities to correct misunderstandings.
  • Must be able to use normal office equipment such as personal computer and peripherals, fax machine, copier and phone system. Computer software skills would be helpful, especially with the knowledge of MS Word, MS Excel, and any other used software.

Body Positions: Must also be able to walk around construction project sites. Climb ladders, stairs and scaffolding.

Body Movements: Standing, walking, bending, crawling, turning head and torso, bending arms, wrist fingers and climbing.

Body Senses: Must have corrected vision, corrected hearing and the ability of English language speech. Must have full use of all body senses to enable the supervisor to hear warning, recognize dangers and be able to react quickly to any potential hazardous situation.

Strength: The employee must have the ability to lift a minimum of 50 pounds with regularity

Mental: English language skills with the ability to read and interpret contract documents and client instructions. Must be able to respond to inquiries from clients, inspectors and effectively present information to management.

Working Conditions: Requires travel from the office to meet with client/owners, subs, etc. These meetings will be at specific construction sites and are subject to outside weather conditions ranging from winter cold conditions, rain to summer heat.

Eight or more hour workdays for 5-days per workweek are required. Saturday or weekend work, early morning, and/or late evening, weekday and/or weekend meetings with clients, subs, and corporate staff may be required.

The constant attention to detail, multi-tasking, interaction with sometimes difficult clients, coordination of company personnel and handling the “unforeseen” that is always present, can provide high levels of stress.

Primary Administrative Responsibilities:

  • Works with peers to facilitate the flow of information between functions.
  • Communicate and coordinate with Sales agents, clients and the General Manager to correct warrantable items in a timely manner.
  • Establishes and maintains a warranty schedule.
  • Completes projects and assignments on schedule.
  • Consistently demonstrates ability to establish and manage priorities.
  • Takes on additional assignments as the need arises.
  • Works with little outside direction required.
  • Recognizes and performs tasks that need to be completed although not directly assigned - assists others as needed.
  • Demonstrates good judgment in investigating problems and formulating solutions.
  • Maintains cooperative working relationship with superiors and subordinates.
  • Demonstrates ability to tactfully handle difficult situations.
  • Maintain cooperative working relationship and communicate freely with “peer” management.

Benefits

  • Generous bonus program beginning after one full year. This is based on the profitability of the company and evaluation scores and fluctuates year to year. A well evaluated individual in this position can often qualify for between $10,000-20,000 per year.
