Position Overview:

BNB Turnkey is seeking a dynamic and detail-oriented Analyst to drive strategic decision-making through property and market analysis in the short-term rental space. This role involves conducting competitive market research, delivering actionable insights, and identifying investment opportunities to maximize earning potential for the company and its clients.

Additionally, the Analyst will be responsible for Phase 1 of the BNB Turnkey process - finding the right property. This includes conducting deep market analysis to identify the most lucrative short-term rental opportunities, providing one-on-one consultations, and delivering underwriting and property evaluations to ensure the success of chosen properties.

Key Responsibilities:

Market Analysis and Research:

• Perform competitive market research to analyze trends, demand, and pricing in the short-term rental sector.
• Assess market dynamics to identify emerging opportunities and risks in key vacation rental markets.
• Utilize platforms like AirDNA to extract and interpret market data and trends effectively.

Performance Analytics:

• Evaluate property performance and generate detailed, data-driven insights.
• Use analytics to uncover actionable strategies for optimizing rental revenues and occupancy rates.

Market Projections:

• Develop comprehensive market projections to forecast property earning potentials.
• Provide recommendations to guide investment decisions based on short-term rental market dynamics.

Investment Property Insights:

• Analyze "For Sale" properties to identify lucrative investment opportunities.
• Create property comparison reports and valuation models to support informed decision-making.

Stakeholder Communication:

• Present findings and recommendations to internal teams and stakeholders in a clear, concise manner.
• Collaborate with cross-functional teams to align insights with business strategies.

Qualifications:

• Bachelor’s degree in Finance, Real Estate, Business Analytics, or a related field.
• Proven experience in market analysis, real estate, or short-term rental operations.
• Familiarity with AirDNA or similar short-term rental analytics platforms is required.
• Proficiency in data analysis tools (e.g., Excel, SQL, Tableau, or similar).
• Strong analytical, problem-solving, and communication skills.
• Knowledge of the short-term rental market and emerging trends is a plus.

Physical requirements:

• Ability to work flexible hours and/or extended hours as needed to accommodate client and project needs as well as team members and projects in multiple time zones. 
• Ability to work full eight-hour workdays and extended hours as deadlines and projects require.
