SENIOR DIRECTOR OF BUILDINGS OPERATIONS

 

 
 
We are excited to invite a passionate and experienced Senior Director of Building Operations to join our team! Homes for the Homeless (HFH) is searching for an experienced Senior Director of Building Operations for our Families with Children facility located in Jamaica, Queens. In this role, you will play a pivotal role in our organization, providing leadership at the facility and supporting the site Administrator with day-to-day building operations. The Senior Director of Building Operations collaborates closely with the Administrator, Deputy Administrator, Assistant Administrator and Director of Facilities. Because our facilities are operational 24 hours per day, 7 days per week, a willingness to work flexible hours is required. Homes for the Homeless operate shelters for families experiencing homelessness in NYC. Our family residences are more than just a place to sleep. Families can make the most of their stay through accessing an array of onsite programs. Many of these programs are also available to people living in the local community. Our goal is to have a positive impact so families can thrive long after they leave our shelters.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Support the Administrator in the supervision of the building maintenance and housekeeping department.
  • Assist in the recruitment of department staff in collaboration with the Director of facilities.
  • Cover the Director of Facilities position should that position become vacant, and/or in the absence of the Director of Facilities. 
  • Conduct daily facility inspections to ensure maintenance staff are present, the facility is being clean thoroughly periodically throughout the day as needed, both inside and outside. 
  • Ensure that maintenance repairs are completed in a timely manner. 
  • Regularly consult with the Director of Facilities to discuss any challenges that may be affecting building maintenance and facility operation.
  • Update and create building maintenance and operation trackers for HFH, DHS, OTDA, DOB, HPD, FDNY, and DOH inspections.
  • Prepare staff’s schedule, approve staff PTO, and submit staff’s payroll.
  • Assist in the development of maintenance plans, procedures, and assignments to ensure compliance with city agencies.
  • Attend weekly meetings with the administrator and/or the buildings management team to discuss any maintenance or building operation issues.
  • Stay up to date on NYC local building laws and codes. 
  • Assess facility repairs and/or needs and create a CAP to provide to the Administrator.
  • Ensure all general health and safety guidelines are in compliance.
  • Maintain inventory of maintenance supplies, cleaning/sanitary supplies, and staff uniforms. 
  • Place orders for needed merchandise.
  • Remain familiar with the various facility inspections conducted by OTDA, DOB, HPD, DHS, FDNY, and DOH and work with Facility Administrator to ensure all requirements are met.
  • Collaborate with the building management department and outside vendors when work is in progress onsite. Ensure all safety precautions are in place while work is in progress. Complete and sign off on job completions.
  • Conduct facility walkthroughs with HFH management, DHS, OTDA, DOB, FDNY, and DOH.
  • Collaborate with the buildings management department regarding all building violations and the CAP to remove any violations.
  • Perform other related duties as assigned. 
  • Ability to lift, up to 60 lbs.

 

 

QUALIFICATIONS

  • Commitment to HFH’s mission, vision, and values.
  • Bachelor’s Degree in related field.
  • Minimum five (5) years of experience in a relevant field, with at least three (3) years in a supervisory operational role.
  • The ability to provide exemplary customer service to residents, staff, and vendors.
  • The ability to remain calm under pressure.
  • Computer skills, and experience with Microsoft 365
  • Bilingual is a plus.

 $72,000-$77,000
