Job Summary
The District Sales Manager is an effective leader responsible for the execution of community level strategy to meet or exceed performance goals for their assigned area. This leader supports the work of several Sales and Leasing Specialists and Community Managers across multiple markets. This position is expected to embrace and establish an active sales and leasing culture within their area and stay abreast of changes in the real estate market and in the competitive landscape. In this capacity, the District Sales Manager will provide guidance, drive marketing, and provide coaching and practical support to market and sell or lease homes. Additionally, this individual works directly with cross functional key stakeholders at the community, regional, home office, and leadership levels.
Essential Duties and Responsibilities
Sales and Leasing Activities and Team Leadership:
- Drive accountability towards sales and occupancy budgets and targets for Sales and Leasing Specialists (SLS’s) and Community Managers (CM’s).
- Conduct weekly/regular check-in visits to communities.
- Inspect homes to ensure they are ready to be marketed for sale or for lease and ensure homes are ready for move-in.
- Identify homes in communities that can be sold “as is” and quickly.
- Provide coaching, motivate, inspire, and help resolve challenges that may arise with SLS’s and CM’s.
- Ensure SLS’s and CM’s are meeting or exceeding monthly and quarterly sales and occupancy budgets.
- Ensure CM’s are making ready their recently vacant homes and getting them occupied quickly.
- Source new and used homes in the area to fill vacant sites.
- Ensure SLS’s and CM’s meet or exceed minimum sales and occupancy budgets.
- Assist in the onboarding, training, and development of new SLS’s and CM’s to increase the ramp up time for productivity.
- Successfully market, sell, and lease homes at communities in assigned area by Sr. Leadership to achieve company business goals.
- Ideate and coordinate with the marketing team on advertising events, promotions, and campaigns at communities within the area.
- Maintain masterful knowledge of our product, communities, competition, and overall market including product, site, local community, sales, leases, promotions, advertising, and demographics.
Pipeline Management:
- Monitor pipelines across the area and build accountability toward pipeline conversion metrics.
- Ensure each team members prospect response times meet or exceed minimum expectations.
- Identify areas of opportunity within conversion metrics and implement new strategies where improvement is needed.
Other:
- Must exhibit traits consistent with company values and lead team members to do the same.
- Ensure that all work processes are followed, and that work is done in compliance with Fair Housing laws, rules, regulations, and policies.
- Take immediate action to correct any practices that are inconsistent with company values and policies.
Qualifications
- Minimum of a high school diploma or GED.
- Minimum of 3 years’ experience in multi-site sales or leasing management. Manufactured Housing experience strongly preferred (general brokerage real estate, new home sales, B2B/B2C selling, or leasing).
- Complete understanding of the sales and leasing process and the selling and leasing cycle.
- Strong coaching and mentoring skills - must be effective at providing detailed and specific feedback to team to equip them to meet identified business goals. Must be effective at giving and receiving feedback.
- Excellent written and oral communication skills.
- Strong organizational skills and the ability to manage multiple projects simultaneously.
- Ability to work well under pressure and meet deadlines.
- Strong presentation skills and a high degree of comfort with public speaking.
- Track record of delivering either individual or team results.
- Ability to solve problems and innovate when needed and learn and apply new information quickly and consistently.
- Recover quickly from setbacks.
- Valid operator’s license and access to a vehicle.
- Willingness and ability to extensively travel to multiple communities up to 100% as required.

- Physical Demands: Some office work which may require the ability to occasionally bend, stoop, reach, lift, move, sit for long hours while using office equipment, and carry office materials and supplies weighing 25 pounds or less from time to time. Finger dexterity is required to operate a computer keyboard and calculator. This position will also require walking within the community.

Job Type: Full-time
Pay: $18.00 - $19.00 per year
