We're hiring for an experienced Maintenance Supervisor for our property near UK. The Maintenance Supervisor will manage all aspects of maintenance and grounds. You will be responsible for hiring and training staff and ensuring the smooth running of upkeep and repair operations.
Responsibilities:
Conduct regular inspections of the property to identify maintenance needs and potential issues.
Implement preventative maintenance plans to ensure the longevity of property assets.
Respond to work order requests promptly, efficiently, and with priority based on urgency.
Maintain accurate records of all maintenance activities and work orders.
Develop and manage maintenance schedules, ensuring minimal disruption to residents.
Coordinate and assign tasks to maintenance staff, ensuring efficient workflow and timely completion of tasks.
Obtain bids and oversee capital expenses
Effectively communicate with residents, property management, and leasing staff t
Ensure all maintenance work meets the highest quality and safety standards.
Handle administrative duties related to maintenance operations, including budgeting and inventory management.
Ensure compliance with fair housing laws regarding the maintenance of the property.
- Previous experience in property maintenance
- Experience managing maintenance tachs and delegating work order
- Ability to train maintenance tech
- Strong knowledge of HVAC, carpentry, plumbing, and electrical systems
- HVAC certified or willing to obtain certification
- CPO certified or willing to obtain CPO certification if pool maintenance is needed
- Basic Carpentry Skills
- Ability to work an on call rotation schedule
