Position Mission
The Commercial Project Manager is responsible for conceptualizing high-impact commercial projects and managing the full cycle of real estate projects from acquisition through completion. This role focuses on overseeing the development primarily of commercial and mixed-use properties, ensuring that all projects align with organizational goals and are delivered on time, within budget, and at the highest quality.
Essential Duties and Responsibilities
- Conceptualize high-impact commercial and mix-use projects that are responsive to community needs. Partner with Asset Coordinator to source and manage appropriate tenants.
- Lead and coordinate the planning, entitlement, and design process for multiple commercial and mixed-use projects, including but not limited to approvals related to zoning, development plans, and plat applications.
- Prepare, monitor, and manage project schedules proactively to ensure timely execution of projects. Proactively identify and resolve issues in order to avoid risks and delays in the entitlement, planning, and design process.
- Serve as liaison to municipal and agency officials in the execution of planning, entitlement and design tasks in Albuquerque, Santa Fe, and other communities where Homewise has projects in development. Develop and maintain positive professional relationships with municipal and agency staff.
- Manage and coordinate consultants related to planning, entitlements, and design (such as architect, civil engineer, landscape architect, environmental engineer, and geotechnical engineer), including but not limited to managing scopes of work and compliance with schedules.
- Support the other staff in creating and managing Homeowner Associations (HOAs) and Condominium Owner Associations (COAs).
- Manage the new construction or redevelopment of commercial and mixed-use projects, ensuring timely and on budget completion.
- Turn fully completed projects over to Asset Coordinator after Certificate of Occupancy.
- Partner with resource development staff to identify and secure necessary subsidy.

Education and Experience
- Bachelor’s Degree or equivalent.
- Deep experience and familiarity with planning, entitlement and/or design processes, including principles, practices, and methods.
- Minimum 5 years’ experience in project management, real estate development, urban planning, architectural or engineering design, development finance, construction management, or similar work experience.
Work Schedule
- Ability to travel as needed including but not limited to Santa Fe and Albuquerque.
- Be able to work flexible hours including evenings or weekends.
