Base Responsibilities
1. Overall responsibility for designated projects and communication with those clients.
2. Overall budget responsibility and financial overview for each designated project.
3. Schedule, coordinate, and manage the daily construction activities for commercial, residential and remodeling projects
a. Ensure that projects are built to requirements and specifications established by construction drawings, building codes, and clients
b. Work with clients to ensure selections are made on time
c. Monitor production schedules, critical paths for projects, and trade contractor schedules to ensure timely project completion
d. Monitor project quality and cost control to safeguard profit margin
4. Implement checklists for inspections, quality control, and standard operating procedures
5. Inspect project sites weekly
a. Assume overall responsibility for maintaining a clean, safe project site
b. Schedule municipal inspections
c. Keep President informed of project progress
6. Communicate with customers; Answer their questions and ensure that construction meets their expectations
7. Order materials and supplies and schedule deliveries
a. Notify trade contractors and material suppliers in advance to assure materials are delivered and trade contractors arrive on schedule
b. Check vendors' and trade contractors' invoices and authorize payment
8. Guide and direct field employees, trade contractors, and suppliers
a. Explain and ensure compliance of safety program to all site personnel
b. Explain quality control standards and supervise their implementation
c. Ensure projects are built to quality standards
d. Strive for no-defect construction
9. Consult with architect, engineer, selections coordinator, trade contractors, and clients on plan revisions and change orders
10. Conduct pre-closing walk-throughs with customers and customer service/warranty coordinator.
11. Develop and maintain strong, productive supplier and trade contractor relationships
a. Communicate company’s quality and performance standards to each trade contractor and supplier
b. Conduct periodic work inspections to ensure that those standards are met
**Preference will be shown towards candidates with a 4-year college degree.
Additional preference will be shown towards candidates with an Engineering or Construction Management degree.
** Requirements include a minimum of 10 years construction project management experience.
