Job Summary:
The Pre-Construction Manager will oversee the pre-construction phase of projects, working closely with clients, architects, engineers, and internal teams to ensure successful project planning. Responsibilities include developing budgets, reviewing project feasibility, coordinating design and permitting processes, and ensuring all pre-construction activities align with company goals and client expectations. The ideal candidate will have strong experience in construction planning, estimating, and project coordination.
Key Responsibilities:
- Lead and manage the pre-construction phase, ensuring thorough project planning and smooth transitions into construction.
- Develop and analyze project budgets, estimates, and feasibility studies to align with client expectations and financial goals.
- Collaborate with clients, architects, engineers, and internal teams to review project designs, specifications, and scopes of work.
- Assist in bid preparation, subcontractor selection, and procurement strategies to optimize project cost and efficiency.
- Coordinate permitting, zoning, and regulatory approvals to ensure project readiness before construction begins.
- Identify potential risks, develop mitigation strategies, and provide solutions to project challenges early in the process.
- Oversee pre-construction scheduling, ensuring realistic timelines and resource allocation.
- Review contracts, proposals, and project agreements, ensuring alignment with legal and company requirements.
- Work closely with project managers to ensure seamless handoff and execution of projects.
- Maintain strong relationships with key stakeholders, including clients, subcontractors, and suppliers, to ensure project success.
Qualifications:
- Proven experience in pre-construction management, estimating, or project planning within the construction industry.
- Strong knowledge of construction processes, materials, building codes, and industry standards.
- Proficiency in estimating software, project management tools, and Microsoft Office Suite (Excel, Word, PowerPoint).
- Excellent analytical, organizational, and problem-solving skills with attention to detail.
- Strong communication and negotiation skills, with the ability to collaborate effectively with multiple stakeholders.
- Ability to read and interpret blueprints, technical drawings, and project specifications.
- Bachelor’s degree in Construction Management, Civil Engineering, or a related field is preferred.
- Relevant certifications (e.g., PMP, LEED, or estimating certifications) are a plus.
