Once lease-up is completed this position is eligible for a Property Manager role part-time at Layton or full-time by combing with Thrive on King or another property, as available.

Key Responsibilities
- Marketing and Outreach: Develop and implement marketing strategies to attract potential tenants, including advertising the new construction units and conducting outreach to community organizations.
- Tenant Screening and Selection: Conduct thorough screening of applicants to ensure they meet Section 42 eligibility requirements, including income verification and background checks.
- Lease Administration: Prepare and manage lease agreements, ensuring compliance with Section 42 regulations and other relevant housing laws.
- Property Tours and Showings: Provide tours of the new construction units to prospective tenants, highlighting the features and benefits of the property.
- Resident Relations: Maintain positive relationships with residents, addressing their concerns and ensuring a high level of customer service.
- Compliance and Reporting: Ensure all leasing activities comply with Section 42 regulations, including maintaining accurate records and submitting required reports to regulatory agencies.
- Move-In Coordination: Coordinate move-in processes for new tenants, including scheduling inspections and ensuring units are ready for occupancy.
- Technology Utilization: Utilize property management software, such as OneSite, to manage leasing activities and maintain tenant records efficiently.

- Section 42 Preferred: Familiarity with Section 42 housing, which involves low-income housing tax credits
- Driver's License & Reliable Transportation: Must have a valid driver's license and reliable transportation
- Technology Savviness: Comfortable using technology and utilizing for high level of organizational skills; OneSite property management software is beneficial.
- Prior leasing experience preferred; property management experience required.
- Valid driver’s license with reliable transportation and insurance required
- Ability to demonstrate the ability to support and contribute to community team.
- Ability to demonstrate strong oral and written communication skills.
- Ability to operate telephone, personal computer/keyboard, Microsoft Office including Word, MS Outlook and 365, database/online systems, such as Onesite.
- Ability to work a flexible schedule, including evenings and weekends, when needed, with your schedule
- Ability to demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
- Ability to comprehend basic math skills.
