POSITION SUMMARY
The Assistant Director of Engineering is responsible for all aspects of the Halekulani Engineering Departments Day to day operation including the overall maintenance repair and upkeep of all buildings, grounds, air conditioning, ventilation, refrigeration, mechanical equipment, pool, and furniture. The Assistant Director of Engineering is also responsible for the preventative maintenance programs, C.A.R.E program, landscaping, and energy conservation with an emphasis on maintaining regulatory requirements.
The Assistant Director of Engineering will establish and maintain open, positive, and collaborative relationships with engineering employees, hotel employees, and other business partners.
The Assistant Director of Engineering will continuously look for ways to improve and innovate the guest and employee experience by providing exceptional guest service and leadership.
ESSENTIAL FUNCTIONS
Engineering Operations & Systems
Supervises the performance, operations, and maintenance of all mechanical, electrical, HVAC, plumbing, fire life safety, light, power, and additional critical systems of the property.
Makes on-going recommendations for efficiencies, cost savings, and operational improvements.
Understands the impact of the department's operation on the overall property financial goals; educates staff on details as appropriate.
Establishes and implements safety procedures such as life safety manual, business continuity plan, safety, emergency, and standard operating procedures.
Ensures all engineering workshop and storage areas are maintained, organized, clean and sanitized
Oversees inventory of all parts and supplies.
Building Maintenance
Maintains complete knowledge of the fire system, water system, septic system, onsite water treatment system, and irrigation system; maintain knowledge of temporary power systems.
Ensures the highest level of cleanliness and condition throughout property
Ensure the proper operation, maintenance, and repair of all:
Heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water.
Refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves as well as all refrigerant lines and devices used to control temperatures.
Air compressors along distribution lines and all valves and devices for air control.
Gas and distribution lines, including all valves and control devices.
Water filters, softeners, piping, and pumps are used in conjunction with water distribution, including all sinks and toilet bowls, as well as supply lines and water lines.
Swimming pool equipment including pumps, filters, and heaters.
All types of motors or engines are used to power pumps, compressors, and fans.
All types of locks, keys, and locksmith related duties.
All electrical work and repairs.

Preventive Maintenance
Implements and monitors an effective and accountable Preventative Maintenance system tailored to Halekulani’s central plant that achieves proper environmental conditions.
Ensures ongoing preventive maintenance programs are scheduled for building equipment and systems.
Ensures front of house, public areas, restaurants, kitchens, meeting rooms, spa, fitness center and back of house areas and landscaping are maintained and held to the highest of standards.
Oversees C.A.R.E program for guest rooms and corridors.
Personally, conducts inspections, troubleshooting, supervision, and repair work for all areas of the property.
Third Party Vendors
Monitor and supervise subcontractors when it is not practical for the job to be performed in-house, or as may be requested.
Assess repair needs and estimated time needed for repair (including evaluating problems to determine whether professional assistance or further instruction is needed to complete task/repair).
Administers service contracts to support property needs.
If/when outsourcing third party vendors is necessary, monitor the functions of service contractors, building repair, and maintenance contractors.
Administration
Completes all administrative tasks, including scheduling, labor management, reporting, project management, and manages department payroll.
Adjust work goals and schedules throughout the week to meet the business demands. Monitor overtime and ensure appropriate breaks are being taken
Assist the Director of Engineering with researching and preparing capital requests for approval and subsequent implementation.
Support the Director of Engineering in managing departmental budget.
Ensures building and equipment licenses, permits and certifications are current.
Ensures property policies are administered fairly and consistently.
Makes assignments for work orders and ensures completion of work orders and service requests in a timely manner.
Oversee onboarding program for all new hires
Maintain written standards of department performance expectations.

Counsel team members on work performance and recommends disciplinary actions as needed.
Holds team members accountable for departmental standards.
Regularly educate team members on preventive maintenance and equipment use.
Create a culture of continuous learning, growth and development through training programs and cross training programs to builds the skill levels and competency within the department.
SUPERVISORY REQUIREMENTS
Reports To: Director of Engineering
Supervises: Engineering Administration Supervisor; Engineering Supervisors,
Maintenance 1st Class, 2nd Class, 3rd Class, Hourly staff total: 31
EDUCATION/EXPERIENCE
College degree in engineering or related field and/or advanced vocational training or an equivalent combination of education and experience.
A minimum of 8 years’ operating experience in a hotel/residential engineering department
5 years experience in supervising or leadership required
Must be familiar with the operations and priorities of all operating departments.
Experience in maintaining state and federal health and safety regulations
LICENSES/CERTIFICATIONS
Certified in Electrical or Mechanical Engineering preferred. Must have proven experience and a solid understanding of plumbing, HVAC, electric, spa and pool utilities, and carpentry.
Certification in First Aid/CPR
KNOWLEDGE, SKILLS, & ABILITIES
Excellent Leadership Skills.
Ensure familiarity with all hotel services/features and local attractions and activities to respond to guest inquiries accurately.
Able to read, write and communicate in English.

Knowledge of all mechanical equipment critical to the operation of the building.
Ability to trouble shoots and uses alternatives in emergency situations.
Ability to instruct/direct staff in the operation, maintenance, and repair of equipment.
Knowledge of basic accounting principles and an ability to prepare budgets and ensure cost controls.
Proficiency in Microsoft software applications, Office 365, Microsoft Teams, Word, Excel, Powerpoint
Working knowledge of Hotel Service Optimization System (HotSOS), preferred.
