We are currently seeking a Property Manager on the Island of Hawaii. This role is to manage a portfolio of commercial and residential real estate properties located on the Island of Hawaii for Maui Varieties Investments, Inc. and is responsible for ensuring each real estate asset is managed and maintained to its highest and best level.
ESSENTIAL FUNCTIONS:
- Think and behave in alignment with the Company’s vision, mission, goals, objectives and core values.
- Lead by example in projecting a high level of AIE (attitude, intelligence, and enthusiasm) to both external and internal customers.
- Manage the commercial and residential real estate properties on the Island of Hawaii for the company.
- Assist with HouseMart store leases in Hawaii. Work closely with HouseMart store managers and other pertinent individuals to ensure coordination of leases.
- Ensures compliance with applicable laws, regulations and regulatory requirements.
- Monitor, review and administer all rental and service agreements/contracts, including expiration of leases and agreements.
- Perform site inspections of the property and tenant spaces to ensure compliance with leases.
- Conduct periodic physical and maintenance inspections of the entire property on a continuing basis.
- Establish and maintain strong and positive relationships with all tenants. Respond to tenant requests, problems and complaints in a timely manner.
- Maintain frequent contact with the Real Estate Manager, or any consultants of the owner (i.e. attorneys, accountants) to ensure the efficient and correct management of the property.
- When necessary, assist with prompt collection of all delinquent amounts.
- Management of the maintenance and repairs on the property.
- Secure bids for, coordinate, and supervise all work to be performed by outside contractors/vendors. Ensure vendors are performing in accordance with their contracted responsibilities and in a timely manner.
- Control and verify all purchases, and ensure they are properly processed for payment.
- Assist Real Estate Manager with annual operating budget. Recommend action for each property and new investments, as appropriate.
- Review and assist with annual operating expense reconciliation.

WORK ENVIRONMENT:
This job operates in a professional office environment. Periodic site visits to properties will be required, some of which will be in-process job sites and/or located in rural areas. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Occasional exposure to heat and dust, hazardous equipment (box openers, scissors, staplers, paper cutter), and supplies (ink, glues, chemicals, paint, etc.)

TRAVEL:

QUALIFICATION REQUIREMENTS:
- A Bachelor’s degree or equivalent work experience.
- Must possess a valid Hawaii Real Estate license.
- Minimum two (2) years of experience in related work or equivalent. Property or asset management, facilities or building manager experience preferred.
- Must be able to provide own transportation and possess a valid driver’s license, and ability to commute and arrive at intended destination in a timely manner and/or as required.
