- The Director of Maintenance of HANDS reports to the CEO. The Director of Maintenance will provide direction and guidance to the Maintenance Technician and custodial staff, assign work priorities, and determine extent of repairs and necessary corrective measures for all properties. The Director of Maintenance shall be responsible for supervising all contract personnel providing service to HANDS. The Director of Maintenance shall comply with established policies and operational procedures in carrying out assigned responsibilities. This is a full-time salaried position.
Duties
A The Director of Maintenance is responsible for the direction of all maintenance programs of all units under management by HANDS and affiliated corporations and assures that all maintenance requests are given prompt and quality service. He/She will be responsible for conducting performance, evaluations, discipline, direction and supervision. He/She will ensure proper usage and security of equipment and materials.
B Determines necessary preventative maintenance programs and directs the preventative maintenance schedules and service requirements as outlined in the Maintenance Management program. Assures efficient operation of all systems and buildings.
C Schedules and coordinates with maintenance staff and contractors to ensure timely unit turns to meet the company’s strategic goals.
D Regularly inspects all properties and has knowledge of all necessary maintenance and repairs on the apartments, buildings, and equipment and assures that emergency calls are handled on a 24-hour basis.
E Assures compliance of all buildings with all HUD, state and local regulations.
F Maintains computerized records of work done and to be done on each housing unit/ building.
G Purchases maintenance tools and supplies in a conservative manner and maintains inventory of company tools and supplies.
H Reviews all invoices for purchases directly related to the maintenance of all units under management by HANDS and affiliated corporations.
I Arranges and negotiates all contracted services within parameters established by the President. Also write all specifications for bid submission.
J Plans budgets to carry out repairs and capital improvements on all buildings. Plan budgets to coincide with funds available. Works with the Director of Property Management and Fiscal Staff to perform this responsibility.
K Is responsible for the key cabinet organization, control of the master keys, and locked cabinets with restrict usage.
L Assists in planning for future projects to ensure ease of future maintenance and uniformity in design requirements.
M Performs other duties as assigned.
