ESSENTIAL JOB FUNCTIONS
- Tenant generated work orders are completed within four (4) working days maximum or as required by PHAS if less.
- · Receive REAC scores at or above 90.
- · Maintain a professional image and attitude in keeping with the objectives of the Authority and residents’ welfare.
- · Work independently to troubleshoot, identify source of problem, and repair problem in a timely manner.
- · Report to the Supervisor each morning (or as directed) to communicate daily needs of the property and receive daily assignments.
- · May specialize in a maintenance function such as HVAC, Painting, Automotive, etc.
- · Obtain needed supplies and equipment and independently complete tasks.
- ·Complete work orders, etc. in a clear and accurate manner.
- ·Report any observed problems or concerns in units or on the property to supervisor.
- ·Always report questionable activity, unsanitary conditions, unauthorized occupants and/or pets to supervisor.
- ·Wear uniform, back brace, and identification as provided plus leather boots are required
- ·Perform work associated with ensuring that grounds, garbage container areas, hallways, garages and/or parking lots are in a neat and orderly manner.
- ·Perform maintenance of the building exteriors, building interiors and common areas as directed by supervisor to include but not limited to pressure-washing as needed, painting, maintenance of all building systems such as gutters and downspouts, roof drainage systems, French drain systems, surface water management systems, fire alarm systems, fire extinguishers, signage, laundry centers, playgrounds, and any other common areas, etc.
- ·Participate in annual inspection of units to determine the need for preventive and restorative repairs.
- Perform a wide variety of electrical, plumbing, carpentry, drywall, plumbing and preventive maintenance tasks.
- Perform pest control activities.
- Perform preventive and cyclical maintenance on building systems and components.
- Maintain parking areas in a clean and safe manner.
- Maintain Housing-owned materials and tools in a neat and orderly manner at all times. Maintain a neat and organized workshop area free of clutter and debris. Upon completion of maintenance task, all tools and excess supplies shall be cleaned and stored appropriately.
- Units are made ready for renting in accordance with established procedures. (Currently, ten days to make ready)
- Remove trash, repair damage, clean and paint. See established procedures for work orders for more details.
- Maintain vehicles in good condition.
- Perform routine maintenance and upkeep of a variety of vehicles, equipment and tools.
- Work in rotation for “on-call” status as scheduled during evenings, weekends and holidays to respond to emergency repair requests. (See On-Call Procedures for details)
- Must strictly adhere to safety policies and procedures to prevent on the job injuries and maintain a safe work and living environment.
- Familiar with HAF’s ACOP, Resident information packet.
Education and Experience:
- Graduation from high school (or GED) and 5 years of experience in construction and mechanical repair or any combination of experience and training which provides the required knowledge, skills and abilities.
- If assigned to a specialized area, such as HVAC, Painting, Automotive, etc, must have some experience in area of specialization.
- Experience in multifamily maintenance and experience involving public contact preferred.
- Some type of formal training or experience in the following areas: carpentry; light plumbing work; light electrical work; painting; refurbishing, etc.
Knowledge, Skills and Abilities:
- Knowledge of HUD regulations regarding housing quality standards and other maintenance related standards.
- Knowledge of the Authority's policies and procedures a plus.
- Knowledge of the physical layout of the site.
- Knowledge of building and grounds maintenance, including standard practices, methods, tools, materials, electrical, plumbing, HVAC, painting, carpentry, and grounds keeping.
- Knowledge of safety rules, including accident causation and prevention.
- Knowledge of occupational hazards and appropriate safety precautions.
- Ability to administer a comprehensive maintenance program for a public housing site.
- Ability to analyze information from inspections in order to determine the maintenance needs, and the quality of maintenance services provided.
- Ability to develop plans and procedures for efficient and timely completion of work.
- Ability to maintain records in an orderly fashion.
- Ability to establish and maintain effective working relationships with supervisor, subordinates, co-workers, residents, contractors, and the general public.
- Ability to prepare recommendations and reports, as required.
- Ability to read, understand and work from sketches and blueprints.
- Ability to understand oral and written instructions.
- Good Oral/Written Communication skills a must.
- Must be proficient with the use of a variety of hand tools, skill saw, ban saw, chain saw, electric auger, jetters, drills, etc.
- Some Computer Skills.

Pay: $16.00 - $18.00 per hour
