What are the responsibilities and job description for the Community Manager position at Housing Authority of Grays Harbor County?
The Community Manager is responsible for managing the assigned affordable housing residential properties in accordance with the Housing Authority of Grays Harbor County (HAGHC), HUD, Federal, and State regulations and policies. The position oversees the highly regulated administration for low income applicants and residents, ensures a high occupancy rate, and keeps the buildings in good physical condition at all times with sound fiscal operations.
The successful candidate is expected to work under the supervision of the Asset Manager and is expected to treat all program participants, residents, community partners, general public, and HAGHC staff with tact and respect and to perform a variety of duties with focus on the following:
Manage application, leasing, certification, and recertification processes throughout the tenancy of residents;
Manage multifamily properties in accordance with HUD, Federal, State, and LIHTC regulations and laws;
Regularly visit and inspect assigned properties;
Prepare, submit, track, and file work orders;
Keep all information up to date in physical files and software;
Attend required training and provide training to other staff for cross training purposes to ensure staff compliance with Housing Authority, Federal, State and local policies and guidelines;
Post notices;
File management;
Request verifications and supporting documents;
Engage with residents and respond to concerns timely and effectively;
Manage building access and key control;
Interact routinely with residents; communicate effectively, appropriately, and courteously with residents, associates, management and guests;
Collect rents, monitor and manage delinquencies and collections, and maintain accurate records;
Keep Asset Manager informed of any information that could affect property operations or resident safety;
Support other communities and initiatives as assigned by management;
Ability to maintain clientele, staff, and agency confidentiality is mandatory.
