Position Overview
The maintenance Technician is responsible for performing a variety of maintenance and repair tasks to ensure that the properties managed by the Housing Authority of Lincoln County are safe, functional, and well-maintained. This role involves addressing both routine maintenance and emergency repairs, contributing to the overall quality of housing provided to residents.
Key Responsibilities
General Maintenance and Repairs:
- Perform routine maintenance and repairs on housing authority properties, including plumbing, light electrical, carpentry, painting, and general upkeep
- Conduct inspections of properties to identify and address maintenance needs promptly
- Respond to work orders and emergency repair requests in a timely manner
Preventative Maintenance:
- Implement preventative maintenance schedules for systems and equipment to minimize downtime and extend the lifespan of assets
- Maintain records of maintenance activities and repairs performed
Safety and Compliance:
- Ensure all maintenance work complies with local, state, and federal building codes and safety regulations
- Identify and report safety hazards and maintenance issues to the Maintenance Manager & the Assistant Maintenance Manager
Inventory and Supplies:
- Assist in maintaining the inventory of tools, equipment, and supplies needed for maintenance tasks
- Request and restock materials and supplies as needed, ensuring cost-effective procurement
Customer Service:
- Interact professionally with residents, addressing their maintenance concerns and providing updates on repair timelines
- Ensure minimal disruption to residents during maintenance activities
Collaboration and Teamwork:
- Work collaboratively with other maintenance staff and Housing Authority personnel to complete tasks efficiently
- Assist with special projects and initiatives as directed by the Maintenance Manager
Driving is an essential function of this position, as the role requires regular travel to various locations. A valid driver's license and a reliable vehicle are necessary to ensure timely and efficient completion of tasks. The ability to drive safely and responsibly is critical for success in this role.
Qualifications
Education and Experience:
- High school diploma or equivalent required
- Minimum of 2 years of experience in maintenance, repair, or a related field, preferably in residential properties or public housing
- Vocational training or certifications in plumbing, electrical, or related fields are a plus
Skills and Competencies:
- Proficiency in a variety of maintenance and repair tasks, including plumbing, electrical, carpentry, and painting
- Strong problem-solving skills and attention to detail
- Ability to use a variety of hand and power tools safely and effectively
- Good communication skills, with the ability to interact positively with residents and staff
- Basic computer skills for record-keeping and work order management
Physical Requirements:
- Ability to lift and carry up to 50 pounds
- Ability to perform physical activities such as climbing, bending, stooping, and reaching
- Ability to work in various environmental conditions, including indoors and outdoors, and in inclement weather
Training Requirements:
The incumbent will be required to successfully complete the following training within 6 months of employment:
· HAI Group’s Customer Service Basics Online Training
· NSPIRE Basics Online Training
· Fair Housing Basics Online Training
Other Requirements:
- Valid driver’s license and reliable transportation
- Ability to pass a background check
Working Conditions
- Primary work environment will be housing authority properties, both indoors and outdoors
- Standard work hours with the possibility of overtime and emergency call-outs
