Summary: Performs a variety of maintenance and repair functions at the level of an ordinary skilled maintenance technician in one or more of the crafts and trades. This technician is capable of performing the duties in his craft or trade without supervision and has sufficient working knowledge of all maintenance crafts and trades to perform these duties with a minimum of supervision. The technician will maintain and repair physical structures of buildings and maintains grounds by performing the following duties:

Essential Duties and Responsibilities- include the following. Other duties may be assigned:

  • Reviews and plans out work orders on iPad that have been assigned by Leadership team and/or Property Manager’s. Work orders include service calls for various repair work in carpentry, plumbing, electrical and mechanical.
  • Cleans internal areas of units which include removing all wall plates, vents, door knobs, buffing, dusting, sweeping mopping, painting (includes interior/exterior and trim), washes windows, repair dry wall and/or replacement and refurbishes housing units as they become vacant
  • Cleans and removes any furniture and debris from units. This also may include other departments with moving furniture and unloading and storing supplies.
  • Installs and repairs the plumbing and electrical systems when necessary (which will include replacing worn or defective parts such as switches and fuses). Clean out sewer lines when necessary, using appropriate tools and equipment.
  • Makes minor repairs to appliances; such as stoves, and refrigerators; also cleans stoves and refrigerators in vacant units.
  • Repairs and replaces screen doors, window screens and/or hardware and replaces window panes and door locks as necessary.
  • Maintains and repairs siding, and fascia of the buildings, including roof area which would require climbing ladders when necessary.
  • Maintains the warehouse, and community center as needed, to include following HASA inventory guidelines.
  • Reports unsafe conditions for rental units, grounds, and all equipment that needs repair including Housing Authority vehicles and any other hazards to the Maintenance Manager, members of leadership team and executive staff.
  • Must be available for emergency calls after working hours (during the week and weekends) and be on rotational call.
  • Other duties as assigned.
  • All related Public Housing duties listed above are in accordance with Chapter IX of 24 CFR. All related Affordable Housing Program (AHP) duties listed above are in accordance with The Financial Institutions Reform Recovery and Enforcement Act of 1989 (FIRREA), the Resolution Trust Corporation (RTC) and the FDIC.

Vigorous and strenuous work with lifting demands. A drug/physical test will be required prior to final approval of employment. The Housing Authority will be responsible for payment of the drug/physical test. While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands to finger, handle or feel, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, talk or hear and smell. The employee must regularly lift and or move 25 to 50 pounds individually and occasionally lift and/or move up to 100 pounds with help. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision depth perception and ability to adjust focus.

  • Applicants are expected to show expertise in various maintenance duties such as carpentry, plumbing, electrical work, HVAC systems, and mechanical repairs. Proficiency in independently troubleshooting and resolving complex issues is required.
  • Potentially seeking candidates with valid certifications and licenses, such as the Certified Apartment Maintenance Technician (CAMT) certification, HVAC certification, electrical licenses, or plumbing certifications. These qualifications demonstrate a heightened level of skill and may require a potential increase in starting pay.
  • Asking for applicants that have/can utilize property management software to efficiently track work orders.

Job Type: Full-time

Pay: $15.00 - $17.00 per hour
