Facilities Specialist
Dept/Div: Asset Property Management/N/A FLSA Status: Non-Exempt
General Definition of Work
Performs intermediate semiskilled work assisting with the completion of routine work orders in the maintenance and repair of housing, office facilities, and grounds, and related work as apparent or assigned. Work is performed under the moderate supervision of the assigned supervisor.

Essential Functions
Performs grounds maintenance including picking up trash, mowing grass, removing dead trees and limbs, trimming shrubs, edging lawns, raking leaves, removing abandoned property, etc.
Assists in cleaning vacant units and preparing units for occupancy which involves such duties as mopping, sweeping, stripping and waxing floors, cleaning appliances, installing light bulbs and globes, washing walls and windows, cleaning bathrooms and kitchens, cleaning sinks, etc.
Assists in the maintenance and repair of housing units including performing basic electrical, plumbing, carpentry, and heating and air conditioning repairs; repairs concrete ramps and steps.
Operates various types of machinery and equipment such as saws, sanders, drills, mowers, tillers, trucks, etc.; utilizes hand tools, plumbing, and electrical tools, etc.
Removes snow and ice from roads, paths, walks, driveways, steps, and parking areas; shovels dirt, sand, snow, and ice melt; participates in storm clean up as needed.
Prepares surfaces for painting; paints interior and exterior walls, ceilings, doors, windows, cabinets, and equipment.
Maintains inventory of tools and supplies; picks up and delivers parts and supplies; performs basic maintenance on vehicles, tools, and equipment.
Knowledge, Skills and Abilities
General knowledge of maintenance, repair, and manual tasks of the area assigned; general knowledge of the proper methods and procedures for electrical, plumbing, and carpentry repairs, installation, and maintenance; general knowledge of the use of common hand and specialized power tools required in the work; general knowledge of the safe use and operation and preventive maintenance of electrical and mechanical equipment required in the work; skill in the use of equipment to which assigned; basic computer skills; ability to diagnose and repair problems and plan and organize appropriate corrective action; ability to work from sketches, drawings, plans, or specifications; ability to follow oral and written instructions; and the ability to establish and maintain effective working relationships with employees, supervisors, and the general public.
Education and Experience
High school diploma or GED and moderate experience in general building and grounds maintenance, or equivalent combination of education and experience.
Physical Requirements
This work requires the regular exertion of up to 25 pounds of force, frequent exertion of up to 50 pounds of force and occasional exertion of up to 100 pounds of force; work regularly requires standing, using hands to finger, handle or feel, reaching with hands and arms and repetitive motions, frequently requires walking, sitting, speaking or hearing, stooping, kneeling, crouching or crawling, pushing or pulling and lifting and occasionally requires climbing or balancing and tasting or smelling; work requires close vision, distance vision, ability to adjust focus, depth perception, color perception and peripheral vision; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; work requires visual inspection involving small defects and/or small parts, using of measuring devices, operating machines, operating motor vehicles or equipment and observing general surroundings and activities; work frequently requires exposure to wet, humid conditions (non-weather), working near moving mechanical parts, exposure to outdoor weather conditions and exposure to the risk of electrical shock and occasionally requires working in high, precarious places, exposure to fumes or airborne particles, exposure to toxic or caustic chemicals, exposure to extreme cold (non-weather), exposure to extreme heat (non-weather) and exposure to vibration; work is generally in a moderately noisy location (e.g. business office, light traffic).
Special Requirements
Valid driver's license in the State of North Carolina.
