Overview
We are seeking a dedicated and detail-oriented Occupancy Specialist to join our team. The ideal candidate will play a critical role in managing tenant relations and ensuring compliance with housing regulations. This position requires a strong background in customer service and administrative tasks, with a focus on maintaining high occupancy rates and tenant satisfaction within our properties.
Responsibilities
- Manage the leasing process from start to finish, including marketing available units and conducting property tours.
- Maintain accurate records of tenant applications, leases, and renewals in compliance with SEMAP, HUD and CHAFA regulations.
- Provide exceptional customer service by addressing tenant inquiries, resolving issues, and fostering positive relationships.
- Conduct regular property inspections to ensure maintenance standards are met and coordinate necessary repairs with the maintenance team.
- Utilize customer relationship management (CRM) software to track leads, follow up on inquiries, and manage tenant communications effectively.
- Assist in upselling additional services or amenities to enhance tenant satisfaction and property appeal.
- Collaborate with the legal administrative team to ensure all leasing documents are compliant with local laws and regulations.
- Support office operations by performing administrative tasks such as filing, data entry, and maintaining organized records.
Qualifications
- Proven experience in sales or customer service roles, preferably within the property management or real estate sectors.
- Strong organizational skills with the ability to manage multiple tasks simultaneously while maintaining attention to detail.
- Excellent communication skills, both verbal and written, to effectively interact with tenants, vendors, and team members.
- Proficiency in office software applications; experience with CRM systems is a plus.
- Ability to work independently as well as collaboratively within a team environment.
- A background in property maintenance or legal administrative tasks is beneficial but not required.
