Position Summary:
Under supervision, the Maintenance Technician I is responsible for coordinating daily tasks associated with the assigned Community. Performs a variety of facility and technical tasks that support the needs of residents not limited to on-site maintenance, areas of unit turn, inspection, maintenance, and repair.
Essential Duties and Responsibilities:

Ensure that the physical condition of the Community is maintained according to the organization’s operating and safety standards.
- Complete all service requests and repair them correctly and in a timely manner. Obtain the Supervisor’s approval for repairs and replacements that exceed $1,000.00.
- Administer turn-key operation and ensure vacant units are inspected and prepared in a timely manner.
- Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required, using a standard purchase order system and proper bidding procedures.
- Maintain and work with approved vendors as needed within the annual budget.
- Maintain a preventative maintenance program that minimizes emergency repairs and service requests.
- Execute knowledge of building equipment, painting and drywall patching, plumbing, along with other minor repairs.
- Evaluate deficiencies such as excessive wear or troubleshoot faulty minor electrical issues.
- Perform all other duties as directed by the Community Manager and assist with the overall team effort, as needed.
Education and Experience
- Minimum 1 year in maintenance or related field.
- Basic knowledge in cleaning, plumbing, electrical, carpentry, boilers, and HVAC.
- Basic knowledge using hand and power tools.
- Current driver's license

The employee is frequently required to climb or balance and stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds. Must be able to pass the annual lift test. Moderate effort in lifting, moving, operating equipment, standing, and climbing/walking. While performing the duties of this Job, the employee is frequently exposed to outside weather conditions, dust and dirt. The employee is occasionally exposed to high, precarious places and toxic or caustic chemicals. Occasional exposure to heat, cold, fumes, odor, and noise. Seldom exposed to dryness, wetness, vibration, and poor ventilation.
