Position Summary:
The Project Manager assumes functional leadership for affordable housing developments under construction, from initial planning through final inspection. This includes new construction, in-place renovations, acquisition rehabilitation, and/or adaptive re-use developments, ensuring all projects are delivered on time and on budget. The Project Manager drives and supports interdepartmental collaboration to define project scope and construction plans, aligning all efforts with HDC's strategic direction and growth goals.
Essential Duties and Responsibilities:

Project Planning & Scope Definition:
- Define project scope for affordable housing developments (new construction and rehabilitation), ensuring alignment with organizational and partner objectives.
- Support land development and due diligence activities with the SVP of Real Estate Development.
Financial Management & Cost Control:
- Analyze and manage project cost estimates to assess feasibility.
- Maintain a detailed change order log against the contingency budget.
- Lead value engineering efforts to optimize project costs.
- Approve construction drawings and change orders within budgetary guidelines.
Construction Management & Oversight:
- Review and ensure legal compliance of architectural and construction contracts.
- Review construction drawings for accuracy and completeness.
- Hold architects and contractors accountable for performance and deliverables.
- Serve as the primary communication link between the SVP and contractors.
- Monitor and manage construction schedules to ensure timely completion.
- Oversee and monitor construction and post-construction inspections.
- Collaborate with Facilities Management on new and renovated building systems and maintenance.
- Perform other duties as assigned
Skills/Education/Experience:
- Position requires a bachelor’s degree or seven years of construction management related work experience.
- Proven project management skills, with the ability to set and meet aggressive deadlines
- Exceptional interpersonal, verbal, and written communication skills, with a talent for building rapport quickly
- Knowledge of a wide variety of construction materials.
- Team player with ability to collaborate cross functionally.
- Inquisitive with strong interpersonal skills and outstanding attention to detail.
- Effective written and verbal communication skills.
- Proven ability to solve problems creatively
- Position requires a valid driver’s license.
- Successful completion of drug screening and criminal background check

Normal work environment:
- The work environment will be indoors and outdoors and will require 25% annual travel.
- Requires moderate physical demands, lifting up to 25 pounds, continuous standing, bending, walking, and lifting.
