Position Summary:
The Maintenance Technician is responsible for providing routine maintenance and repairing any mechanical or physical problems in occupied units, common areas, building systems and vacant units being refurbished. The Maintenance Technician will also respond to emergency requests for services as they arise and perform custodial duties. The Maintenance Technician reports directly to the Maintenance Team Lead.

Supervisor: Assistant Director of Facilities
The Maintenance Technician can be assigned duties to any of the locations that are serviced by HOC. In some cases, when assigned to areas outside of your normal work area Maintenance Technician will report to the appropriate Maintenance Team Lead.
Essential Duties and Responsibilities:
- Provide good customer service and quality workmanship.
- Utilize the mobile facilities for inspections and work orders, from start to completion.
- Perform routine maintenance and repair including carpentry, painting, plumbing, tile/carpet work, and minor electrical work,
- Remove, replace, and install appliances as necessary.
- Perform preventative maintenance inspections and service orders,
- Promptly respond to emergency calls during on-call hours.
- Custodial duties at properties: trash removal, floor care, common area cleaning.
- Other duties as directed by supervisor.
Other Responsibilities: Work with outside contractors to perform contractual services.
Education and Experience:
- High school degree or equivalent preferred.
- Technical or building trade education/certification helpful.
- One to three years of similar maintenance experience, preferably in multi-unit housing environment.
- Valid Driver's License and Insured vehicle.
- Safe driving record.
- Access to own hand-tools.
Knowledge, Skills, and Competencies:
- Client focused.
- Familiar with practices and procedures used in a variety of maintenance tasks.
- Basic understanding of major mechanical components of apartment buildings.
- Intermediate skills in plumbing and electrical installation and repair. Basic skills in carpentry and painting.
- Ability to use a mobile application to track work performed.
- Aware of safety measures involved with work.
- Well organized, able to prioritize own work.
- Self-starter. Work well independently, as well as a member of a team.
- Flexible/Adaptable: ability to work patiently in an environment which can be challenging.
- Comfortable working in units with diverse populations who have a variety of lifestyles.
- Able to respond to emergency repair situations and work a rotating on-call shift.
- Bilingual, English-Spanish preferred

The employee must carry objects weighing 10 - 25 pounds several times per day. With assistance, must move heavy and bulky objects such as water heaters and appliances 2 - 3 times per month. Frequently required to walk and climb several sets of stairs and/or ladders. Must be able to drive; frequent travel to other locations such as resident sites, within the community and local region.
Work is performed both in residential units and public buildings. The noise level in the work environment is usually moderate and the environment is sometimes chaotic. Employee is occasionally exposed to outside weather conditions. At times areas are not well lit and may not meet cleanliness standards. Protocol for safety and security is a priority. Occasional work after normal business hours. Responses to emergency calls may occur during the night and involve travel in unsafe areas or adverse weather conditions. Frequent use of tools and maintenance equipment.
$21-$23/hr.
