Description
Our Housing Development Coordinator position provides an opportunity to engage in meaningful work in a mission driven organization where your continuous work efforts are contributing to the greater good of the community. In this position a well-organized individual with excellent time-management skills will coordinate with both internal teams and external developers as they further affordable housing development within the HOSWWA service area.
At Housing Opportunities of SW Washington (HOSWWA) we work closely with local government and community partners throughout Cowlitz, Wahkiakum, Lewis, and Pacific counties to address issues of affordable housing and homelessness and to help families break the cycle of poverty. We provide affordable housing and housing assistance to low-income residents within our service area. Over the course of their duties, the Housing Development Coordinator may find themselves assessing community needs, identifying and acquiring appropriate sites, formulating feasible housing proposals, assisting in communication with communities, and preparing funding applications.
Hybrid Remote work is possible for this position.
Your skills and experience will support our mission as you:
- Coordinate with external developers to perform Feasibility Analysis of potential projects, determine and pursue various funding sources, assist in administration of projects, and perform project close outs.
- Prepare project elements for both HOSWWA’s approval process and the external approval process of partners, funders, and regulating agencies.
- Monitor progress of assigned project elements, directing those components to fruition as contracted, making any day-to-day decisions, and taking actions which keep the project on track.
- Recommend changes and seek approval for deviations from project plans.
- Maintain open and positive relationships with public funders, investors, and financial institutions.
- Assist in the preparation of reports needed by funders, development partners, public agencies, and private sector organizations pertaining to projects and implementation of approved projects.
Pay and Benefits
- The full pay range is $28.69 - $39.71 / hour. Compensation for the position is negotiable, depending on the qualifications and experience of the chosen candidate. Applicants should not expect to start in the highest range of this salary.
- HOSWWA offers employees and their eligible family members the option to enroll in medical, dental, vision, and/or supplemental life insurance. Employees are also covered by Basic Life and Accidental Death and Dismemberment and Long-Term Disability insurance.
- All HOSWWA employees are members of the Public Employees Retirement System (PERS) administered by the Washington State Department of Retirement Systems (DRS). Employees may also contribute funds to Deferred Compensation Program (DCP), a 457(b)-tax deferred savings plan run by the DRS.
- Employees receive 14 paid holidays per year, paid sick leave accrual at a rate of 8 hours per month, and, following 6 months’ orientation, paid annual leave starting at 40 hours per year.
- Other benefits include an Employee Assistance Program (EAP) and access to student loan forgiveness through Public Service Loan Forgiveness (PSLF).
Requirements
- Education: BA degree in urban planning, community development, architecture, or related field. Demonstrated successful experience (4 years) in multi-family affordable housing development may be substituted.
- Minimum experience of three years program and project development, real estate, and/or community development is preferred.
- Preference for experience in affordable real estate and housing project development, including project feasibility, market analysis, financial packaging, site selection, land acquisition, infrastructure development, construction process, project management and regulatory compliance.
- Basic understanding of the affordable housing development process, project management, land use issues, construction process, and various components of capital and operation funding.
- Project Management experience or education preferred.
- Must have a valid Washington State Motor Vehicle Operators License with fully insurable driving record and current auto insurance.
- Must pass a background check.
- Must be eligible to work in the United States.
