GENERAL PURPOSE
This position assists in the management and operation of the Housing Authority owned and managed properties. The duties listed below illustrate the various types of work that may be performed.

ESSENTIAL JOB FUNCTIONS
· Schedules and conducts interviews for program participants and coordinates applicant schedules for screen and/or briefing sessions.
· Manages the selection of applicants from the waiting list according to the Authority’s Admissions and Occupancy Plan.
· Conducts one-on-one applicant interview sessions. Addresses applicant concerns regarding programs, application processing, waiting list placement, and explains decisions if application is denied.
· Prepares and sends third party verifications, contacts applicants via phone or letter regarding incomplete information of missing documents after interview process. Obtains, verifies, and calculates all sources of income and resources to determine financial eligibility as well as determining rent portion qualifies for unit subsidy under program guidelines.
· Reviews applications and documentation for completeness, logs applications and accurately inputs data into the computer and sends appropriate letters.
· Based upon a review of all information assembled, identifies factors that indicate a particular type of resident unit may be required to meet specialized individual needs.
· Periodically reviews applicant files and updates information on prospective residents and purges lists accordingly.
· Facilitates sessions, screens perspective applicants for eligibility.
· Coordinate and show apartments to perspective applicants, answers questions for perspective applicants, becomes familiar with all buildings and sites shown.
· Performs lease executions within required timeframes.
· Reviews pet applications and assistive animal requests and parking/recertifications and makes recommendations to property managers.
· Completes annual pet recertification paperwork and keeps excel spreadsheet up to date.
· Assists with cylinder change outs for vacant units.
· Assists with work order charges and sending out bills.
· Assists with coordinating unit turnover requests with maintenance based on ability to fill vacant units, incoming, outgoing and housekeeping, work orders, etc.
· Answers telephone calls and provides information as requested regarding operations and waiting list inquiries.
· Completes program month end reporting and any other required reporting.
· Assists when necessary for off site recertification appointments with management.
· Assists with posting rent payments. Assists with posting Housing Assistance Program payments.
· Assists with month end delinquent rent reports to management for review. Assists with monthly delinquent rent billing that is created and sent out to residents. Assists with preparation of late charge lists for management’s review.
· Assists with filing for management.
· Performs other related duties as required/assigned.
EDUCATION AND EXPERIENCE REQUIREMENTS
· High School diploma or equivalent.
· Three (3) years of experience in customer service or a related field.
· Or an equivalent combination of education and experience.
SPECIAL REQUIREMENTS
· Valid PA Driver’s license.
KNOWLEDGE, SKILLS, AND ABILITIES
- Skill in providing excellent customer service.
- Skill in the use of various office equipment, including fax machine, copier, and phone system.
- Skill in basic to intermediate data entry.
- Skill in organizing and prioritizing workload.
- Skill in communicating effectively, both orally and in writing.
- Skill in the use of personal computers and various software, including Microsoft Office (Word, Excel, Outlook).
WORKING CONDITIONS
Work environment is both indoors and outdoors; work indoors exposes the worker to moderate levels of temperature and noise and work outdoors may expose the worker to noise and outdoor weather conditions. Travel between sites is frequent, which exposes the worker to the hazards associated with travel by vehicle.

Pay: $36,427.00 - $52,819.00 per year
