Job Title: Building Maintenance and Facilities Assistant
The Part-time Building Maintenance & Facilities Assistant will support the Associate Director of Facilities in the daily operation and maintenance needs of Houston Ballet Center for Dance and associated properties, all located in downtown Houston. The hourly rate for this position is $20 per hour, and expected hours are 20-25 per week, depending on the schedule.
Overview:
Houston Ballet is seeking a proactive and dependable Building Maintenance and Facilities Assistant to join our team. This role will play a key part in maintaining the overall functionality and safety of our facilities. The ideal candidate will have a background in building maintenance and facilities management, with hands-on experience in system operations, equipment repair, and general facility upkeep. Key Responsibilities:

Building Maintenance & Operations: Assist in the daily operation and ongoing maintenance of building systems, including HVAC, plumbing, electrical, and lighting systems. Ensure all systems are functioning properly and efficiently.

Routine Inspections: Perform regular inspections (daily, weekly, monthly) of building infrastructure, including structural elements, interiors, equipment, and grounds to identify maintenance needs and prevent issues.

Housekeeping & Immediate Repairs: Address immediate housekeeping or minor repair needs that arise during scheduled hours. Respond to after-hours facility emergencies as needed and determine the appropriate course of action to resolve issues quickly.

Preventive Maintenance: Conduct preventive maintenance tasks to avoid breakdowns, extend equipment life, and ensure the facility remains in top condition.

Vendor Coordination: Work with third-party vendors for repairs, inspections, and services. Ensure that work is completed on time and to specifications.

Inventory Management: Maintain an organized inventory of supplies needed to service and maintain building systems and equipment. Keep workrooms clean and orderly.

Event Support: Assist with the preparation and breakdown of meetings, events, and space rentals, including furniture set-ups and other logistics.

Safety & Compliance: As a member of the Safety Team, you’ll assist with evacuation drills and ensure safe working conditions are maintained in all areas of the facility.

Facility Requests & Moves: Help coordinate office relocations, material moves to storage areas, and handle deliveries at the loading dock as needed.

Collaboration & Communication: Work closely with the Associate Director of Facilities to report any major facility issues that require professional repair or attention. Identify when specialized services, such as those from an electrician, plumber, or HVAC technician, are required.

Other Duties: Perform additional facility-related tasks as assigned, contributing to the smooth operation of all aspects of building maintenance and management.
Qualifications:

Previous experience in building maintenance, facilities management, or a related field.

Knowledge of general building systems (HVAC, plumbing, electrical, etc.) and maintenance practices.

Ability to troubleshoot and perform minor repairs or identify when professional assistance is needed.

Strong attention to detail, problem-solving skills, and a proactive approach to facility management.

Ability to handle emergencies and after-hours facility-related issues when needed.

Good organizational skills and experience managing inventory and supplies.

Ability to work both independently and as part of a team.

Ability to lift and move heavy objects as needed.
Additional Requirements:

Ability to respond to after-hours emergencies and be on-call when necessary.

Preferred Qualifications:

3 years of equivalent job experience in building maintenance and/or construction.
-
Experience and basic understanding of HVAC, plumbing, lighting, and electrical systems.

Experience painting and patching sheetrock.

Experience replacing lamps and ballasts, using a lift if needed, and following all safety procedures.

Ability to understand architectural drawings.
-
Ability to use hand tools, building systems equipment, handcarts, and other moving equipment. Tools and equipment will be provided.

Experience dealing with maintenance vendors.

Able to handle the physical demands of the position, including standing, bending, pulling, pushing, climbing, and lifting at least 50 pounds.

Ability to climb stairs and ladders.

Ability to deal with exposure to hazardous chemicals (PPE is provided), if necessary.

Ability to deal with possible exposure to harsh weather conditions, if necessary.

Strong interpersonal skills, with the ability to work both independently and as part of a team, with varied personalities and many work styles.

Communicates effectively and can read and speak English

Willingness to respond to after-hours building emergencies, when available.
Additional Preferred Qualifications:

Basic knowledge and proficiency of Microsoft Outlook.

Conversational Spanish is helpful, but not required.
