Job Requirements

The Building Engineer is responsible for performing preventive maintenance on Hospital’s equipment and utility systems. Conduct daily building rounds/tour and document readings. Possesses general knowledge of all building trades and Maintenance procedures related to the operation of the hospital. Ensures efficient operation, inspection, and Maintenance of the hospital’s essential utility systems and equipment to ensure a safe environment for Patients, staff, and guests.

JOB FUNCTIONS

Essential job duties:

Schedules and performs preventive maintenance, corrective and emergency repairs on all utility systems and hospital equipment.

Conducts or ensures that daily rounds are completed on all hospital systems. 

Operates and maintains all physical plant equipment including chillers, boilers, air handlers, air compressors, vacuum pumps, control systems, etc.

Uses Computer Maintenance Management System to document all work performed throughout the building 

Complies with Lockout Tag-out policy when working on equipment and utility systems.

Schedules and ensures work is done keeping with the department objectives and responsibilities.

Performs general building repairs.

Ensures that mechanical areas are clean and a safe working environment.

Ensures timely and cooperative inter- and intra-departmental relationships and communications throughout the hospital and the system and with individuals external to the hospital and system.

Responds to emergencies involving essential utilities and equipment immediately during working hours and remains onsite until emergency has been resolved. 

Acts as a member of the Facility Engineering On-call service team responsible for responding to all after-hours building emergency’s during the assigned week.

Follows all hospital and system policies and procedures.                                              

Keeps the Manager of Facilities Maintenance appropriately informed about all significant issues and problems and seeks counsel when necessary.

Maintains skills, licensure, regulatory requirements and credentials needed to perform assigned duties.

Promotes the “RELATE” (Reassure, Explain, Listen, Answer, Take Action, Express Appreciation) culture and a culture of Family/Patient-Center Care.

Oversees the operation, repairs and preventative maintenance of all equipment and utility systems.

Ensures familiarization with local, state, and federal laws, regulations and standards, including those governing professional practice.

Ensures familiarization with requirements specified by TJC/CARF/DOH and other relevant regulatory agencies and organizations.

Works with and monitors outside contractors while they are doing work in the hospital to insure the work is done in accordance with required standards.

Monitors and reports on all project work associated with the facility. 

Maintains the necessary parts and supplies to ensure equipment is repaired in a timely manner.

Submits and enters parts and supply request for approval.

Ensures familiarization with the hospital and departmental safety plan and executes all job responsibilities in a safe and efficient manner.

QUALIFICATIONS

Required Experience:

Ten (10) years of experience in building maintenance and operation in a hospital, industrial or institutional setting.        

Three (3) years of experience in a hospital or other healthcare institution. 

Knowledge and understanding of the Joint Commission, DC Department of Health, CARF, local fire marshal, OSHA, EPA and other appropriate agencies regulations, standards and requirements. 

Ability to communicate effectively, both verbally and in writing, with individuals and groups at all levels of the organization. Ability to manage multiple priorities and make appropriate decisions to ensure completion of tasks within time constraints.    

Ability to read and understand blueprints, schematics, drawings, operations manuals, Microsoft office programs (Word, Excel) and proficient with E-mails. 

License/Certifications:

DC Third Class Steam Engineer or MD 1st Class Operator Licensure 

EPA Universal Certification in Refrigerant Transition and Recovery.   

Must hold an active pool operator license which has been/is registered with the DC Health Department.  If no active pool operator license at time of hire, must be certified as a Pool Operator within 6 months of employment. 

Required Education:

High school level of knowledge required.  Vocational training and certificates in applicable building trades (Carpentry, Electrical, Electronics, HVAC, Locksmith, and Plumbing) is preferred.
