Overview:

We are seeking a highly motivated and customer-oriented individual to join our team as a Property Manager. As a Property Manager, you will play a crucial role in assisting prospective tenants with their housing needs and ensuring a smooth leasing process. This is an exciting opportunity to work in the real estate industry and contribute to the success of our property management company.

Responsibilities:

  • Manage the leasing to move-in process effectively, including posting the vacancies on Appfolio, following up with leads, conducting property tours, collaborating with your team to prepare lease agreements, and ensuring all required documentation is received from approved tenants before key handover.
  • Meet targeted goals for occupancy by staying updated on property rent rates, collaborating with the Regional Manager on rent increase and renewal strategies
  • Oversee key aspects of tenancy by coordinating regular unit inspections, issuing violations, imposing and collecting late fees, following up with delinquent balances and evicting residents, within the terms of the lease agreement.
  • Promote resident satisfaction and retention by ensuring a timely response to questions, requests and complaints in a timely manner, and taking appropriate action to resolve and address service issues.
  • Manage the maintenance team and workflows effectively, ensuring work orders, maintenance requests and turnovers are consistently up to date and completed in a timely and high-quality manner.
  • Promptly respond to and manage emergency calls outside of regular business hours, ensuring quick and effective resolution of urgent issues
  • Conduct regular walkabouts and inspections to maintain safety, cleanliness, and appeal of the property, grounds, buildings, and amenities.
  • Collaborate professionally with internal and external stakeholders, including housing, lender inspections, accounting, etc.
  • Manage purchase orders processes with vendors and contractors and coordinate with the accounting team as needed.
  • Ensure property operations comply with company policies, procedures, and housing regulations
  • Complete timely reporting regarding the performance of the properties and respond with urgency to client/owner concerns, questions, issues, and requests.
  • Attend weekly meetings, be punctual, and maintain a professional presence in the office during designated hours.

Requirements:

- Previous experience in property leasing or related field is preferred

- Strong negotiation skills to secure leases at favorable terms for the company

- Excellent communication skills, both verbal and written

- Proficient in file management and maintaining accurate records

- Familiarity with property maintenance procedures is beneficial

- Ability to multitask, prioritize workload, and meet deadlines

- Detail-oriented with strong organizational skills

- Professional phone etiquette and customer service skills

Pay: $48,000.00 - $53,000.00 per year
