We are seeking a skilled Project Manager to join our team. The Project Manager manages all aspects of a construction project overseeing internal and external resources to ensure project completion on time and within budget. This individual will prepare and oversee scheduling, contracting, budgeting, material procurement, document control, and owner relations. As needed, they may be involved in design, right-to-build and/or preconstruction.
Position Responsibilities
Client Relations
· Work with client from the beginning of the project to ensure complete understanding of scope and vision
· Establish trust and a positive relationship with client
· Effectively communicate with the owner’s group
Project Management/Closeout
· Break down the project into the appropriate scopes of work
· Identify the correct subcontractors/vendors for the project
· Perform the buyout process with the subcontractors
· Negotiate with vendors, suppliers and subcontractors
· Monitor project schedule to ensure work is done in an efficient, sequential manner
· Accurately monitor materials
· Prepare submittals/RFIs
· Provide the superintendent/field staff with all information/support necessary to effectively fulfill the project requirements in accordance with the owner contract
· Maintain trust and a positive relationship with the subcontractors
· Document, track and account for change order work
· Oversee and implement quality control
· Participate in negotiations of the owner contract
· Oversee contract preparation
· Facilitate procurement of required municipal approvals and permits
· Evaluate and implement necessary joint check regulations with subcontractors as needed
· Oversee completion of punchlist and address warranty maintenance issues
Accounting/budgeting
· Budget preparation
· Ensure appropriate invoicing per contract requirements and in such a manner to cover all costs
· Track the project financials to forecast final costs as accurately as possible
Risk Management/Safety
· Facilitate and support a safe working environment onsite ensuring job site safety
· Manage the change process to minimize the company’s risk
· Interact with OSHA as needed
Education, Experience and Skills:
· Bachelor’s Degree in construction management, engineering or related field
· Excellent computer skills including Microsoft Office, scheduling and project software
· Three to five years’ experience with commercial construction
· Ability to read blueprints, structural drawings and plan sets
· Advanced understanding of risk management policies and procedures
· Strong knowledge of construction materials, processes and equipment
· Understanding of accounting and budgeting principals
