Overview
We are seeking a dedicated and experienced Apartment Manager to oversee the daily operations of our HUD Section 8 / Tax Credit Community. The ideal candidate will possess strong leadership skills and a comprehensive understanding of property management, ensuring that residents receive exceptional service while maintaining a well-managed property. This role requires a proactive approach to facilities management, conflict resolution, and adherence to Fair Housing regulations.
Responsibilities
- Manage all aspects of the apartment community, including leasing, compliance, maintenance, and resident relations.
- Ensure compliance with Fair Housing regulations and local laws governing property management.
- Oversee property leasing processes, including conducting tours, processing applications, and executing leases.
- Provide outstanding customer service to residents and prospective tenants, addressing inquiries and resolving issues promptly.
- Implement effective upselling strategies to maximize occupancy rates and revenue.
- Coordinate maintenance requests and ensure that facilities are well-maintained and safe for residents.
- Maintain accurate records using property management software such as Yardi.
- Conduct regular inspections of the property to identify areas for improvement or maintenance needs.
- Manage conflicts among residents effectively, fostering a positive living environment.
- Collaborate with the sales team to promote community events and enhance resident engagement.
Requirements
- Proven experience in property management or a related field is required. HUD or Tax Credit experience required.
- Strong understanding of Fair Housing regulations and compliance requirements.
- Excellent customer service skills with the ability to build rapport with residents and staff.
- Familiarity with facilities management practices and maintenance procedures.
- Experience in upselling techniques and sales strategies is advantageous.
- Strong conflict management skills with the ability to handle difficult situations professionally.
- Proficient in office software applications; experience with Yardi or similar property management systems is a plus.
- Exceptional organizational skills with attention to detail in managing multiple tasks simultaneously.
- Ability to work independently as well as part of a team in a fast-paced environment.
