Job Description
The Mall Manager will be responsible to maintain and improve the assigned property’s value while executing Hull Property Group's business philosophy of “best value” and “good stewardship”. You will manage the day-to-day operations, personnel, and financial functions of the mall property. Additionally, you will interact frequently with community leaders, merchants, tenants, contractors, and vendors to provide up to date property direction and information and maintain positive community relations.
Essential Job Functions:
- Facility Management:
- Inspects the interior and exterior of the building and grounds daily to ensure the safety and security of the mall and its customers. Addresses issues with on-site associates, vendors, and the appropriate regional manager.
- Assess, prioritize, and coordinate capital improvements.
- Vendor Management:
- Directs, supervises, and manages all vendors, including, but not limited to, janitorial, security, landscaping, HVAC, plumbing, and electrical; monitors expenses to ensure “best value” is obtained.
- Obtains bids from vendors and suppliers to send to the corporate office for approval and signature.
- Tenant Communications and Community Outreach:
- Maintains knowledge of market area and demographics to keep up to date on present and future competition.
- Monitors and maintains relationships with tenants; when appropriate, assists merchants with merchandising to resolve any problems.
- Assists with marketing efforts to maintain a high level of involvement with community affairs and activities; maintain relationships with government officials and is active in local groups that will provide a positive property owner presence in the community.
- Communication and Reports:
- Responsible for preparing and submitting all management reporting requirements on a timely basis.
- Acts as a liaison with construction and leasing personnel to help with the mall and tenant's continued improvements.
Physical:
- Walking, climbing, lifting, driving, and operating small machinery
Required:
- Excellent written and verbal communication skills
- Ability to work with a diverse group of people
- Proficiency with Microsoft Word, PowerPoint, Excel, Outlook, Teams, and Adobe
- Possess leadership qualities such as the ability to appropriately delegate work, direct onsite staff, etc.
Highly Preferred:
- A sound operational background including a knowledge and understanding of mechanical systems and construction
Preferred:
- Bachelor’s degree in business, retail, or sales
- Two or more years of experience in property management or shopping center industry
