What are the responsibilities and job description for the Maintenance position at Human Resource Development and Employment?
The responsibilities include, but are not limited to the following:
- Performs preventive maintenance, according to factory specifications and HRDE guidance, on all mechanical apparatus and building components, including necessary lubrication, filter changes, etc.
- Repairs mechanical apparatus and building components.
- Performs plumbing, carpentry, drywall, and electrical tasks in common areas and individual rental units with respect to commodes, showers, lavatories, bathtubs, sinks, refrigerators, stoves, garbage disposals, etc.
- Provides maintenance of smoke detectors in individual rental units to assure reliable performance.
- Replaces light bulbs in common and outdoor areas and individual units.
- Repairs broken or stuck windows, doors, drawers, cabinets, etc.
- Performs preventive maintenance, repair and/or replacement of HVAC units, as necessary.
- Removes trash from the building. Maintains and repairs trash compactor within ability.
- Maintains grounds, including parking lots.
- Cleans and maintains hallways and common areas, including elevator cars.
- Repairs, recharges, and evacuates refrigerant on HVAC units and refrigerators.
- Repairs, repaints, and cleans rental apartments and common areas.
- Maintains washers and dryers.
- Performs other maintenance related tasks in the apartment complex as requested.
Qualifications
Must have a high school education with five years of maintenance experience. Must have had at least two years of supervisory experience in a maintenance work setting and have the knowledge and ability to give guidance and training. Must have an understanding of and willingness to work with disabled and elderly persons. Must have a working knowledge of basic electricity, plumbing, heating and cooling systems, and carpentry. Must be State of West Virginia certified in use of refrigerant and related equipment. This position is classified as "medium work" by the Dictionary of Occupational Titles; therefore, individuals employed in this position must be able to lift a maximum of 50 pounds with or without an accommodation. Must possess the required minimum traits to meet the responsibilities of the position described herein. In order to provide adequate safety to tenants, the Maintenance Person must reside within a 20-mile radius of the designated housing project. Due to the nature of this position which requires extensive local travel, the applicant must possess a valid driver's license and must have adequate transportation to perform this job. Adequate transportation is defined as: l) personal ownership of a reliable vehicle, or 2) the leasing of a vehicle.
