The Maintenance Worker, as part of the Maintenance Team, will work with the organization to achieve successful inclusion of each resident of apartments owned and operated by HumanKind Ministries. As part of the Maintenance Team, the Maintenance Worker will perform all maintenance activities for assigned property/properties under the direction of the Chief Operating Officer (COO) or his/her designee.
Duties and Responsibilities
Perform work order, scheduled, preventative and routine maintenance requests in a timely manner.
Work closely with the Program Manager of Housing Services and other staff as needed to assure that vacant apartments are refurbished in a timely manner and priority basis to reduce turnaround time and promote full occupancy
Communicate regularly with the Program Manager and/or COO regarding property maintenance as it relates to problems, schedules, property appearance and safety, scheduled maintenance and other related maintenance needs
Communicate with the Program Manager and/or COO to resolve issues with clients, residents or other staff.
Take immediate and appropriate action when indicated by inspection reports or other reporting methods involving the maintenance and/or appearance of all properties
Regularly inspect all equipment and service logs to insure proper use and maintenance of property, tools and related equipment
Perform maintenance on all tools and equipment as needed
Perform winterization and summarization programs for all assigned properties
Perform snow and ice removal as needed
Patrol grounds daily and handle exterior grounds maintenance as needed to include picking up and disposing of litter
Report promptly any potentially hazardous conditions to a supervisor
Assist other maintenance personnel assigned to a project as needed
Other duties as assigned by the COO
Qualifications, Expectations, and Competencies
Qualifications
· High school diploma or equivalent
· 2 years of experience with at least two of the following: HVAC repair, plumbing, carpentry, electrical, painting, and appliance repair.
· Dependable transportation
· Valid Kansas Driver’s License without restrictions
· Prior experience in a related position
· Education, training and/or certification in HVAC, plumbing, carpentry, electrical

Working Conditions and Physical Requirements
The position is regularly required to make use of close vision to read manuals, correspondence and other appropriate communications. While performing the duties of this job, the employee is frequently required to sit, speak with employees and clients, and use a computer intermittently throughout the day. The employee is frequently required to stand and walk, to include walking the properties in various weather conditions, bend and stoop frequently, as well as use stairs and ladders to perform essential functions of the job. S/he must hold a valid driver’s license. This position will also be required to occasionally assist in the physical preparation of events, apartments, grounds, or similar activities. Must be able to lift 25lbs, unassisted. This position is Monday through Friday, from 8:00am – 5:00pm. On-call rotation, overtime and evening and weekend work may be required.
