Hutensky Capital Partners (HCP) Hutensky Capital Partners is an entrepreneurial retail real estate investor and operator that invests exclusively in major retail assets. We invest in and operate open air shopping centers with potential for our team to create value after purchase. HCP is seeking to hire an Assistant Vice President, Acquisitions .

The successful applicant will have the opportunity to work independently and with the CEO in the company's acquisition, asset management and due diligence efforts. This position is ideal for a developing professional seeking to build off existing skills to become a senior acquisitions officer. HCP offers a professional, diverse work environment and competitive compensation including equity in deals and benefits for this full-time position located in the Hartford, CT office.

The successful candidate will be an execution-focused contributor to the growth of HCP's investment portfolio and investment team. The candidate will have a strong knowledge base in retail real estate and financial modeling. This position reports directly to the CEO.

Primary Responsibilities Include :

Self-performs / work with team on a variety of investment and asset management tasks including :

  • Reviews potential investment opportunities, uses knowledge of retail real estate to assess strengths and weaknesses, and underwrites pricing and projected returns.
  • Creates and updates financial models for potential and owned investments to project returns and sensitivity analysis.
  • Assists CEO and assumes increasing responsibility for all parts of the acquisition process including sourcing and evaluating potential investment opportunities consistent with the company's investment strategy, preparing letters of intent, and negotiating purchase and sale agreements.
  • Takes increasingly more active role in due diligence and underwriting.
  • Work collaboratively with CEO / CFO with securing and interfacing sources of debt and equity and bringing investment to closing while creating seamless transition to asset management team.
  • May work on special projects for other company functions and business development.

Must Have Qualities :

  • Strong Excel and financial analysis skills; able to efficiently analyze and create real estate models and valuations using ARGUS.
  • Experience in prospecting, underwriting and acquiring open air shopping centers preferred.
  • Strong understanding of retail real estate fundamentals and retail tenants preferred.
  • Strong written and verbal communication skills.
  • Strong organizational skills with the ability to prioritize and multi-task; detailed orientated.
  • Ability to develop and grow industry contacts with owners, brokers, lenders and retailers.
  • Strong balance between prior experience and potential for growth.
  • Demonstrated ability to self-motivate, with a proven ability to work independently and as a member of a team in a fast-paced environment.

  • Requirements :

  • Undergraduate degree in Real Estate, Finance, Business or Accounting; advanced degree / licensing / certifications preferred.
  • Ideal candidate will have 3-5 years' experience in retail real estate investment and finance analysis; institutional experience preferred.
  • Proficiency with ARGUS software and advanced Excel skills a must.
  • Strong verbal and written communication skills.
  • Ability to travel as often as role requires.
