Gross Residential is searching for a Divisional Manager to direct the operations of apartment communities in Charlotte, North Carolina, and the surrounding areas. This position involves managing a team of Regional Managers and on-site visits to your assigned properties.
Our Divisional Managers hold responsibility for the overall direction, coordination, and evaluation of these business units including recruitment, leasing strategy, capital improvement projects, and overall property performance. This person will report to the Director of Apartment Management and will have frequent contact with the owners.
Responsibilities :
- Supports, develops, and executes the Company's strategies related to property management operations by directing team members on the assigned portfolio of properties.
- Implements and continues to improve the policies, procedures, and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance and personnel objectives.
- Bids and manages vendor contracts and capital improvement work scopes.
- Provides supportive and inspiring leadership to the team of Regional Managers and Property Managers by interviewing, hiring, and training team members, and by managing their performance in accordance with Company policies, values, and business practices.
- Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
- Produces timely reporting and on-going communication about the performance of the properties and responds quickly and with urgency to concerns, questions, issues, and requests.
