In House Custom Design Sales

In House Custom Design Sales are responsible for overseeing all aspects of the design and contract process of accustom home.

Duties and Responsibilities

• Ensure lot checks are recorded efficiently and updated in AutoCAD files.
• Stay well informed of lot inventory and assigned line.
• Stay well informed of all new community covenants and city/county codes.
• Monitor price/sf and inform upper management is prices are trending significant changes in order to provide better accurate pricing when initially meeting with clients.
• Communicate with sales & marketing mangers regarding any updates or modifications on lot holds.
• Prepare weekly reports for sales meeting pertaining to lot holds’ status, work load, and contracts.
• Hold bi-weekly meetings with design team to obtain updates on current projects and workload.
• Meet & assist clients when interested in placing lot holds.
• Communicate effectively w/ sales manager to ensure lot holds are processed properly.
• Meet w/ clients that have placed lots on hold.
• Identify Advantage, Signature, OTC or building on builder’s lot and provide all information pertaining to DPA, construction time & process, budget, pricing, included features, upgrades, and design to clients.
• This may entail guiding OTC clients thru utilities, survey, and other processes necessary.
• Coordinate design process with draft team and clients.
• Send plans to get estimated once approved by the clients.
• Prepare proposals and change orders (with pricing) and review with clients.
• Coordinate elevation design with design team and clients.
• Prepare TAB contract and organize numbers to send to client.
• Schedule contract signing meetings and review contract with clients.
• Organize contract and turn in to front office in preparation for execution.
• Schedule post contract meetings:
• Interior design elements meeting
• Selections meeting
• Start sheet meetings
• Meet with selections and Pre construction Department after contract to ensure all information necessary is on proposal, change order, and contract.
• Design
• Identify floor plan Icon standards.
• Ensure that sketches and modified floor plans are turned in in a timely manner and with adequate design guidelines.
• Ensure that interior ceiling elements are being rendered according to standards, client requests, and in a timely manner.
• Approve all renders before sending to clients.

Minimum Job Requirements

• Efficient in basic space planning.
• Proficiency in English and Spanish (speak, read, and understand).
• Sales and Customer Service Experience.
• Proficiency in Microsoft Word, Excel, Microsoft Outlook, and basic computer skills.
• Great Organization skills.

EDUCATION/EXPERIENCE:

• At least 2 years of experience in architectural design and Sales.

Job Type: Full-time

Pay: $40,000.00 - $70,000.00 per year
