IMMEDIATE OPENING FOR MAINTENANCE DIRECTOR
Position Summary: The Maintenance Director is responsible for maintaining overall cleanliness, safety and function of facility. Oversee all outside contracts and vendors related to facility maintenance.
Position Responsibilities:
1.Must be available after hours and on weekends for maintenance issues that require immediate attention.
2.Walk through facility (including outside areas) at beginning and end of shift to monitor general condition and tidiness of environment, as well as to ensure premises are free of any safety hazards.
3.Develop and maintain facility-specific fire safety, disaster, and evacuation procedures.
4.Participate in Fire Life Surveys and maintain accurate records to ensure compliance with Fire Life Safety requirements.
5.Develop and train staff to conduct fire drills per local regulations and company policy.
6.Repair drywall and touch-up paint as needed.
7.Perform minor repairs of buildings (inside and out). Secure bids for repairs/projects that require outside vendors.
8.Pull maintenance requests from Assisted Living and Memory Care buildings periodically throughout the day and address them promptly.
9.Keep Maintenance Log with list of requested and completed repairs.
10.Develop and follow preventative maintenance schedule.
11.Maintain contracted services for facility elevators, HVAC, hot water, landscape, and other facility operations as needed.
12.Ensure vendor list is current and includes contact names, phone numbers, and emails.
13.Develop and maintain system for assigning room and mailbox keys. This includes maintaining a master of each key for duplication.
14.Repair bathroom fixtures and plumbing as needed.
15.Clean light fixtures on exterior and interior of the building.
16.Change light bulbs on exterior and interior common areas of the building.
17.Clean and wax kitchen floor quarterly.
18.Clean and wax bathroom floors in the common areas and the laundry rooms.
19.Keep laundry equipment clean and maintained.
20.Remove lint from dryer filters and clean behind dryers.
21.Ensure maintenance is preformed on company vehicles.
22.Other tasks or responsibilities as assigned by any member of management.
Job Qualifications:
1.Must be able to cope with the mental and emotional stress of the position.
2.Must possess sight/hearing senses or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.
3.Must function independently, have flexibility, personal integrity, and the ability to work effectively with the residents, coworkers, and others.
4.Must be in good general health and demonstrate emotional stability.
5.Must be able to relate with sensitivity to and work with ill, disabled, and elderly.
6.Must be able to assist in the evacuation of the residents.
7.Must be able to move intermittently throughout the day with sitting, standing, bending, and lifting.
8.Must be able to speak, read and write the English language in an understandable manner.
Universal Precautions:
Exposure to blood/bodily fluids is not likely.
Physical Requirements:
Must be able to push, pull and move supplies, etc. more than fifty (50 pounds).
