Performance Objectives
- Conduct material estimate for new residential floor plans according to scopes of work and Ideal Homes construction practices. Assist in managing the overall bid process of all vendors.
- Help maintain construction database and insure correct pricing.
- Perform variance analysis of existing product and make necessary corrections. Communicate those to the construction staff.
- Prepare material lists for custom price requests for buyers in the selection process.
- Help maintain the current option and upgrade list and maintenance of changes within.
- Establish estimating records for variance analysis.
- Communicate material information to the plan department for additions to floor plans.
- Maintain existing specification documentations by product line. Update when changes occur.
Knowledge, Skills and Abilities
- Understanding of specifications and construction related issues of all product lines.
- Understanding of FAST management system software.
- Material estimating techniques and applications.
- Understanding of current options and upgrades within each product line.
- Understanding of current vendor and trade contractor procurement practices.
Major Duties and Responsibilities
- Responsible for initial material estimate quantities derived from plans and bid documents.
- Maintenance of current database relating to materials and labor pricing.
- Maintenance of vendor/trade contractor cost and quantity information.
- Prepare bid requests and bidding documents for the bid process for new and existing plans.
- Communicate changes, concerns or problems of existing company practices to construction staff.
- Assist in establishing job cost budgets.
- Assist in reviewing variance purchase orders and conduct variance analysis on issues reported from field and make necessary adjustments to take offs.
- Insure up to date and accurate pricing is in database.
- Look for methods to reduce construction cost, i.e. new vendors, different products or more economical construction practices.
Qualifications
Qualifications
- Three years experience in residential construction related experience.
- Degrees in Construction Management preferred.
Days and Hours
- Monday Friday, 8:00 a.m. 5:00 p.m.

Physical Demands
Ability to perform job site visits on un-level terrain to verify condition practices & quantities. Also, the ability to drive to vendors & suppliers location will be needed
While performing the duties of this job, the employee is regularly required to sit and talk or hear. The employee frequently is required to use hands to handle or feel and to reach with hands and arms. The employee is occasionally required to stand and walk. The employee must occasionally lift and/or move up to 10 pounds.
Work Environment
Most job requirements are performed indoors. Any job site visits will be outdoors while construction is occurring.
