POSITION TITLE: Maintenance & Facilities Manager

REPORTING TO: Director of Operations

LOCATION: Benton Harbor, MI

SCOPE OF ROLE :

Responsible for overseeing all aspects of the building upkeep and functionality, including preventative maintenance repairs, building systems management, groundskeeping and ensuring compliance with safety regulations, by coordinating with contractors, managing/supervising a maintenance & facilities team, and planning necessary renovations or updates to maintain a safe operational workspace. Responsible for maintaining positive employee relations, teaches and encourages team-oriented problem solving, provides training to subordinates, and administers employee discipline when necessary. Supervises maintenance and facilities personnel. Plans, directs and coordinates related activities concerned with the duties listed either personally or through subordinates.

ESSENTIAL DUTIES :

Preventative Maintenance:

Develop and implement a comprehensive preventative maintenance schedule for all building systems (HVAC, electrical, plumbing, fire safety, etc.) and manufacturing equipment, including regular inspection and servicing.

Maintenance Operations:

Manage a team of maintenance technicians, assigning tasks, and ensuring timely completion of work orders utilizing Mpulse software to monitor team effectiveness and identify and execute opportunities for improvement.

Contractor management:

Source, negotiate contracts with, and manage external vendors for specialized maintenance services like roofing, electrical repairs (that cannot be performed in house), or snow removal.

Facilities Inspections:

Conduct regular inspection of buildings and grounds to identify potential issues, safety hazards, and non-compliance with regulations.

Emergency Response:

Coordinate response to maintenance emergencies, including after-hours callouts, to minimize disruptions and ensure timely repairs.

Budget Management:

Develop and manage the maintenance budget, tracking expenditures and identifying cost-savings opportunities.

Compliance Management:

Ensure adherence to all applicable building codes, safety regulations, and environmental standards.

Capital Improvement Projects:

Collaborate with stakeholders with to plan and oversee building renovations, upgrades, equipment upgrades, etc., and expectations.

Reporting and Documentation:

Maintain detailed records of maintenance activities using Mpulse software. Also using the software to measure things like Meantime between Failure, Response Time, Downtime and provide regular updates to the Director of Operations. Needs to maintain records of repairs and vendor contracts.

EDUCATION AND EXPERIENCE REQUIREMENTS OR EQUIVALENCIES :

Prefer Bachelor’s degree in Mechanical or Electrical Engineering and/or

Completed Apprenticeship program along with 6 years of experience in Maintenance field.

PHYSICAL/MENTAL/ENVIRONMENTAL REQUIREMENTS :

OTHER SKILLS and ABILITIES :

Technical Knowledge:

Demonstrated knowledge of environmental regulations, OSHA, and ISO quality management

systems.

Understand and use Mpulse software to maintain equipment records, generate work orders,

maintain and monitor preventative maintenance on all equipment.

Facility Maintenance management to maintain fire protection equipment, heating and air conditioning systems, water, gas, storm, and sewer lines, and all racking in the buildings.

Environmental management to include maintaining records of hazardous waste & materials, log paint usage, maintain storm water pollution inspection, manifests, permits, BSI audits, and quarterly environmental reports.

Management Skills:

Proven ability to lead and supervise a team of maintenance technicians, assigning tasks, and monitoring performance. In addition, drive accountability, judging talent and motivating direct reports.

Problem Solving Skills:

Ability to diagnose maintenance issues, assess repair needs and implement effective solutions.

Communication Skills:

Excellent written and verbal communication to effectively interact with staff, contractors, and management.

Budgeting Skills:

Experience with managing maintenance budgets, cost analysis and vendor negotiations.
