The Equity Property Condition Assessment (PCA) Specialist is a specialized property assessor:

They serve a critical role in evaluating the physical and financial viability of commercial properties to guide investment decisions. This position focuses on conducting detailed property condition assessments, identifying risks and opportunities, and delivering actionable insights to equity investors. The role involves evaluating building systems, analyzing lifecycle costs, identifying renovation and upgrade opportunities, and estimating capital expenditures. With a forward-looking approach, the Equity PCA Specialist collaborates with asset managers, investors, and cross-functional teams to provide comprehensive reports, strategic recommendations, and market trend analyses, ensuring the alignment of property performance with long-term investment goals.

This role requires 50% travel - boots on the ground - to be able to put your eyes on the buildings for assessment.

You will be primarily responsible for…

  • Performing Property Condition Assessments (PCAs) nationwide as well as other property related services.
  • Conducting walk-through surveys and assessments of major building systems, structures and foundations.
  • Developing proactive solutions and estimating costs to remedy any physical deficiencies and publishing a written report detailing building conditions per ASTM Standards and client-specific scopes of work.
  • Assessing long-term property value and risk for equity investors, focusing on operational costs and capital expenditures over the investment horizon.
  • Conducting in-depth evaluations of property conditions, identifying potential upgrades, renovation opportunities, and lifecycle costs of major building systems to align with investor objectives.
  • Developing and delivering comprehensive reports featuring detailed cost estimates, projected capital improvement plans, and financial models to guide investment decisions.
  • Summarizing immediate repair needs, maintenance issues, and associated costs with precision and clarity.
  • Collaborating with asset managers and investors to provide strategic insights that maximize property value and optimize return on investment.
  • Performing forward-looking analyses of market trends, property positioning, and potential enhancements to improve asset performance and align with market demands.
  • Conducting site inspections to document existing property conditions and identify deferred maintenance items impacting asset valuation.
  • Utilizing advanced cost estimation tools and methodologies to develop accurate budgets for short- and long-term property enhancements.
  • Collaborating with architects, engineers, and consultants to address complex issues and ensure a thorough understanding of the asset’s potential.
  • Identifying and prioritizing repair and renovation projects to align with the financial goals and operational strategies of equity investors.
  • Monitoring market trends and advancements in building technologies to provide innovative solutions for property optimization.

Specific Job Duties Include

Site Inspections: Conduct thorough on-site inspections of buildings and properties to assess their condition.

Documentation: Record observations, take photographs, and document existing conditions of the property.

Evaluation of Systems: Assess the condition of structural, mechanical, electrical, plumbing, and HVAC systems.

Code Compliance: Check for compliance with building codes, regulations, and standards.

Cost Estimation: Estimate the cost of necessary repairs, replacements, and maintenance.

Report Preparation: Prepare detailed PCA reports summarizing findings, including any deficiencies, immediate repair needs, and long-term maintenance recommendations.

Client Communication: Communicate findings and recommendations to clients, providing clarity on property conditions and potential issues.

Risk Assessment: Identify and evaluate potential risks and liabilities associated with the property.

Historical Data Review: Review historical documents, including previous inspection reports, maintenance records, and repair histories.

Collaboration: Work with architects, engineers, and other specialists to gather additional insights or perform specialized assessments when necessary.

Requirements

  • Bachelor's degree (B.A. or B.S.) from four-year college or university in related field (Architecture and/or Engineering preferred)
  • 3 years of related experience performing Equity Property Condition Assessments (PCAs). In lieu of degree, five years of related experience and/or training, or equivalent combination of education and experience.
  • Combo experience (PCA Phase I ESA) highly desired.
  • Equity PCA experience is required.
  • Experience in Facility Design, Building Construction, Assessments, and/or Maintenance Management.
  • Valid driver's license required with no significant MVA points/violations (clean driving record).
  • Must be able to meet the physical demands of the job.
  • Must pass a background check/drug screen.
  • Excellent verbal and written communication skills.
